Sarasota & Manatee · June 2026 Market Update
Sales accelerate as inventory keeps shrinking.
Closed sales rose 11.2%–26.2% year-over-year across every major segment this June, while active inventory fell by double digits in all four. Single-family prices climbed in both counties. Condo prices cooled — even as condo sales surged and the $1M+ tier ran hot.

Single-family: a seller’s market, unmistakably
Sarasota County single-family homes hit a $492,450 median in June (+8.2%), with inventory down 27.4% and months of supply at 4.1 — its lowest level in years. Manatee County posted the strongest sales growth of any segment in the whole report: 890 closings, up 26.2%, at a $490,000 median (+11.4%) that’s now nearly identical to Sarasota’s. Both counties converged on the exact same 4.1 months of supply this month.
The high end is running hot
Growth in Manatee wasn’t just at the entry level. Sales between $800K–$899.9K more than doubled (+116.0%), $2M–$2.99M rose 162.5%, and $3M–$4.99M rose 166.7% year-over-year. In Sarasota, condo sales of $1M or more jumped 50.0%, with the $2M–$2.99M tier more than doubling too.
Condos: more sales, softer prices
Sarasota condos closed 364 sales (+25.5%) as the median fell 7.5% to $343,750. Manatee condos closed 259 sales (+11.2%) with the median nearly flat at $310,000 (-0.9%). Entry-level volume is pulling the medians down even as the top of the market accelerates — a bifurcated market, not a uniformly weak one.
