  • Del Webb Catalina — The newest and most amenity-rich 55+ community in LWR. 35,000 sq ft clubhouse, 12 pickleball courts (8 covered), Horizon Grill on-site restaurant, full-time Lifestyle Director. Single-family homes and villas from the $400s to $1M+. Builder: Del Webb / Pulte.

  • Brightmore — Wellen Park's first and only 55+ gated community by Mattamy Homes. Only about 250 of 900 planned homes have sold, so buyers are getting in early. Features a tiki bar and beach area unique to Wellen Park, resort pool, fitness center, and pickleball courts. Single-family homes and villas from the $300s to $700s.

Palmetto — Established waterfront 55+ options

Palmetto offers established, resident-owned 55+ communities at price points well below the new construction options. These are worth considering if you prioritize value and waterfront access over brand-new amenity centers.

  • Esplanade at Artisan Lakes — Taylor Morrison's 55+ neighborhood within the Artisan Lakes master plan featuring a Crystal Lagoon. Approximately 11,000 sq ft amenity center with fitness, movement studio, massage treatment room, resort pool, spa, tennis, pickleball, and bocce. Now sold out — resale only.

Sarasota — One 55+ section worth knowing

  • Bent Tree (Hammocks section) — The Hammocks at Bent Tree is a 55+ age-restricted section of 186 units within the larger 500-home Bent Tree community. Access to Bent Tree's 18-hole Bill Lewis golf course, community center, pool, and tennis courts. Established — resale only.

Del Webb and Kolter focus on packed social calendars and resort-scale amenity centers. Mattamy's Brightmore takes a more relaxed approach. The established Palmetto communities offer waterfront access at a fraction of the price but without the new-construction amenity package.

New construction 55+ communities typically carry CDD fees ($1,500–$4,000+ per year) on top of HOA, while established communities like Imperial Lakes Estates and Tropic Isles have no CDD.
