Most communities this new are still waiting for their “downtown.” Wellen Park built its first. Downtown Wellen wraps around an 80-acre lake with a grand lawn for concerts and movie nights, locally owned shops and restaurants, a splash-friendly playground, and on-water recreation you can walk to. The Sunday farmers market, food-truck events, and live music give the community a social heartbeat that newer areas often lack for years. Phase II is now rolling out with new dining (a French patisserie, comfort kitchen, Mexican tequila bar), boutique shops, a planned boutique hotel, and luxury apartments — the town center is maturing fast.

Just up the road, CoolToday Park — a 6,200-seat stadium that opened in 2019 — hosts Atlanta Braves spring training, plus concerts and events the rest of the year. At 11,000 total acres with 22,000 homes planned at buildout, Wellen Park is one of the largest developments in the region, with decades of growth ahead. Beaches, Venice & getting around

One of Wellen Park’s biggest draws is how close it is to the water. The historic island town of Venice and its Gulf beaches are roughly 15–25 minutes away, and Manasota Key’s beaches are a similar drive. US-41 and Interstate 75 are right there for trips north toward Sarasota (about 35–45 minutes) or south toward Punta Gorda and Fort Myers. Sarasota-Bradenton (SRQ) and Punta Gorda (PGD) airports are both within reasonable reach.
