Do I need my own agent when buying new construction?
The on-site sales agent works for the builder, not you. Having your own buyer's agent, registered on your first visit, means someone is reviewing the contract, negotiating incentives and lot premiums, and coordinating inspections on your behalf.
Does it cost me to have a buyer's agent on a new build?
In most cases, no. Builder compensation to buyer agents is typically built into the pricing structure. I discuss the details up front so there are never surprises.
Should I get a new construction home inspected?
Yes. New homes pass county code inspections, but those are minimum-standard checks. A private pre-drywall inspection and final walkthrough catch issues, plumbing, framing, HVAC, that code inspectors miss. I coordinate these for every new-build client.
What is a CDD fee and do all new construction communities have one?
A Community Development District (CDD) fee pays for infrastructure like roads, utilities, and amenities. Most new communities in Southwest Florida have one, typically $1,500 to $4,000+ per year, but some communities have no CDD. I can show you which ones.
What is the difference between base price and the real price?
Base price is the starting point before lot premiums, structural options, design upgrades, and closing costs. The final price is often 10 to 20% higher. I help you understand the full cost before you commit.
