Lakewood Ranch is the big one — more than 50 square miles spread across eastern Manatee and Sarasota counties, and for years running it's been the top-selling master-planned community in the country. The size isn't really the point, though. What gets people is how finished it feels: it grew from cattle ranch into dozens of distinct villages, each with its own price point and personality, and odds are one of them fits how you actually want to live.

What sets Lakewood Ranch apart isn’t just its size — it’s how complete it feels. You’ll find two walkable town centers (Lakewood Ranch Main Street and Waterside Place on the Sarasota side), a hospital, A-rated schools, more than 150 miles of trails, multiple golf and country clubs, and a packed calendar of farmers markets, food-truck nights, and community events. Daily life in Lakewood Ranch revolves around its two town centers. Lakewood Ranch Main Street offers dining, a movie theater, and regular events, while Waterside Place — the newer lakefront district on the Sarasota County side — has become a hub for its Sunday farmers market, waterfront restaurants, kayak launches, and live music. Between them, you’re never far from a coffee shop, a gym, or a Friday-night gathering.

Outdoors, the community is built for an active life: 150+ miles of trails, dozens of parks, the Premier Sports Campus, and nature preserves thread through the villages — and it stays that way, since 46% of the Ranch is protected green space that’s guaranteed never to shrink. Golfers have their pick of clubs — Lakewood Ranch Golf & Country Club, Esplanade, Lakewood National, and more — many with resort pools, tennis, and pickleball.

A growing entertainment district on the Sarasota County side is adding even more to do. Urban Air Adventure Park opened in 2025, SkyTrack Family Entertainment Center (go-karts, bowling, arcade, indoor mini golf, live entertainment) broke ground in early 2026, and a Life Time athletic club is slated for late 2026. Combined with PopStroke at nearby UTC and the new Mote SEA aquarium at Nathan Benderson Park, the east side of the region keeps filling in fast.

Schools & families

Lakewood Ranch is one of the main reasons families relocate here. The community is served by highly regarded Manatee and Sarasota County public schools — both counties operate A-rated districts — along with sought-after charter and private options. Getting around: beaches, airports & commutes

Lakewood Ranch sits just east of Interstate 75, which makes the rest of the region easy to reach. The Gulf beaches at Siesta Key and Lido Key are roughly 30–40 minutes west; Sarasota-Bradenton International Airport (SRQ) is about 20–25 minutes; and downtown Sarasota’s arts and dining are a short drive. The University Town Center mall sits right at the community’s western edge, and Tampa and St. Pete are reachable in about an hour for day trips or bigger airports.

The real estate: every price point, new & resale

Few communities offer the range Lakewood Ranch does. You’ll find attached villas and townhomes, single-family homes near top schools, gated golf and country-club residences, 55+ active-adult neighborhoods like Del Webb and Cresswind, and luxury custom estates in villages like The Lake Club. Both brand-new construction and established resale homes are available, so the right fit comes down to your budget, timeline, and how much maintenance you want to own.

Does Lakewood Ranch hold its value?

If you’re buying here partly as an investment, the track record is hard to argue with. From 2019 through 2025, homes in Lakewood Ranch appreciated roughly 80% — ahead of Manatee County (about 71%) and Sarasota County (about 64%) over the same stretch. And when the broader market softened in 2025, the Ranch gave back only about 3%, versus 7–8% pullbacks in the surrounding counties. It tends to climb faster on the way up and hold steadier on the way down.

That resilience shows up in price per square foot, too. Lakewood Ranch has consistently carried a premium over the surrounding counties — recently around $295 a square foot against roughly $239–$254 county-wide — and buyers keep paying it because the schools, amenities, and steady demand back it up. With the community still only about two-thirds built out and years of development ahead, early buyers in the newer villages have historically done well.
