Why a real valuation beats a Zestimate

Automated estimates are a fine starting point, but they work off public records and broad averages, they can’t see your remodeled kitchen, your preserve lot, your water view, or what actually closed down the street last month. In a market as community-by-community as ours, that gap is often tens of thousands of dollars in either direction.

Is the home valuation really free?+

Yes, completely free and no obligation. I prepare it because it's how a lot of great client relationships start. Whether you sell now, later, or never, the valuation is yours to keep.

How is this different from Zillow's Zestimate?+

A Zestimate is an algorithm working off public records and broad averages, it can't see your kitchen remodel, your lot, your view, or what actually closed down the street last month. I price your home off real, recent comparable sales and current local demand, then adjust for your home's specific condition and upgrades. In our market, that difference is often tens of thousands of dollars.

How do you calculate my home's value?+

I pull recent comparable sales near you (same community where possible), weigh active and pending listings you'd be competing with, and adjust for your home's size, condition, upgrades, and lot. You get a realistic price range and the reasoning behind it, not a single mystery number.

Do I have to sell to get a valuation?+

Not at all. Plenty of people just want to know where they stand, for refinancing, estate planning, or simple curiosity. There's never any pressure. If and when you're ready to sell, I'm here.
