I pull recent comparable sales near you (same community where possible), weigh active and pending listings you'd be competing with, and adjust for your home's size, condition, upgrades, and lot. You get a realistic price range and the reasoning behind it — not a single mystery number.
Do I have to sell to get a valuation?+
