August 2026 Market Update

More sales, fewer listings, and a faster market heading into fall.

August didn’t look like a sleepy end of summer. Closed and pending sales rose year-over-year in all four major segments in Sarasota and Manatee counties, active listings fell in every one, and homes went under contract faster. Prices, meanwhile, held steady rather than surging.

What is in the Sarasota and Manatee market newsletter?

One email per release: what the closed sales, inventory and median price figures actually did across single-family and condos in both counties, what it means if you are buying, and what it means if you are selling. Every figure is sourced to the Florida REALTORS and Stellar MLS release compiled by the REALTOR Association of Sarasota and Manatee.

How often does it go out?

When the numbers are published, which is monthly, with a longer quarterly issue. There is no filler send. If a month has nothing worth saying beyond the figures, you get the figures and nothing else.

Can I read past issues before subscribing?

Yes, every issue ever sent is below, in full and unedited. You can judge whether it is worth an email address before giving one.

Will I be sold to?

You will get a market email. If you want a valuation or a conversation about a specific neighborhood there is always a way to ask, but the newsletter is the newsletter. Unsubscribing is one click and it is honoured immediately.
