Here’s something a lot of veterans don’t realize: you can use a VA construction-to-permanent loan to build a new home from the ground up — rolling the construction financing and your permanent mortgage into one VA loan, often with that same $0-down advantage.

The honest catch is that not every lender or builder handles VA construction-to-perm, and the ones who don’t will quietly steer you away from it. That’s exactly where I come in. Southwest Florida is full of new-construction communities — Lakewood Ranch, Parrish, Wellen Park — and I know which builders and lenders actually make the VA build process work, so your benefit doesn’t get left on the table.

Can I buy a home in Southwest Florida with a VA loan?+

The home needs to be your primary residence, and you’ll want a lender pre-approval and your Certificate of Eligibility, but the process is smoother than most people expect — especially with someone in your corner who has used the benefit too.

Do I need a down payment with a VA loan?+

In most cases, no. Eligible veterans can often purchase with $0 down, financing up to 100% of the price within VA limits. That’s the single biggest reason the VA loan is such a powerful benefit — you keep your savings for moving, furniture, and reserves instead of a down payment.

Can I use a VA loan to build a new home?+

Yes — through a VA construction-to-permanent loan, eligible veterans can build a new home and roll the construction and permanent financing into one VA loan. Does it cost me anything to have you represent me as my agent?+

No. As your buyer’s agent, my representation is typically paid through the transaction, not out of your pocket — and on new construction, having your own agent costs you nothing while protecting your interests. Just loop me in before your first model-home visit so I’m on your side from day one.

What is the VA funding fee?+

It’s a one-time fee that helps keep the VA loan program running. It can be financed into the loan rather than paid up front, and it’s waived entirely for veterans receiving compensation for a service-connected disability (and certain other cases). Your lender will confirm your exact figure — I’ll make sure it’s part of the full-cost picture before you commit.

Can I use my VA loan benefit more than once?+

Yes. VA entitlement can be restored after you sell or pay off a previous VA loan, so you can use the benefit again on a future home. Some veterans even carry two VA loans at once in certain situations — worth a conversation if that’s you.
