What is a CDD fee in Florida?+
A Community Development District (CDD) fee is a special tax assessment used to finance infrastructure like roads, utilities, stormwater systems, and community amenities. It is paid annually on your property tax bill and is separate from HOA dues. Not all communities have a CDD.
What is the difference between HOA and CDD fees?+
HOA fees are paid to a homeowners association for community maintenance, amenities, and common-area upkeep. CDD fees are a government assessment that repays bonds used to build the community infrastructure. HOA fees can be monthly or yearly; CDD fees appear on your annual tax bill.
What does FEMA flood zone X mean?+
Flood zone X is a minimal-risk zone, meaning the area has a less than 0.2% annual chance of flooding. Most lenders do not require flood insurance in zone X, though it is still recommended. Zone AE indicates a high-risk area where flood insurance is typically required by mortgage lenders.
Do HOA and CDD fees change over time?+
Yes. HOA fees can increase annually as maintenance costs rise, amenities are added, or reserve funds need replenishing. CDD fees can also change as bonds are paid down or new infrastructure is funded. The figures on this page are estimates and may not reflect the most current amounts.
