Boating & Water Access Communities

If getting on the water is a priority — whether that means a full-service marina, a private dock, a community boat ramp, or a kayak launch — Southwest Florida has communities built for it. Below are communities with verified boating and water access I help buyers into across the region.

The details matter: water depth at the dock, bridge clearance, HOA restrictions on boat size, and whether access is private or shared. I walk through every one of these before we write an offer. Tap any community to learn more.

Riviera Dunes in Palmetto has a 219-slip full-service marina in an 88-acre protected harbor. Bird Key Yacht Club has a 42-slip marina. The Landings in Sarasota has a private marina on Sarasota Bay. These are the top options for deep-water, full-service boating access.

Do I need to own a boat to live in a waterfront community?+

Not at all. Many waterfront community residents enjoy the water views, kayaking, fishing, and lifestyle without owning a boat. But if you do have a boat, verifying dock availability, water depth, and HOA rules before purchasing is essential — I handle that research for every waterfront buyer.
