Communities FAQ

How many communities does Michael Dailey cover in Southwest Florida?+

I actively track 440+ communities and neighborhoods across Lakewood Ranch, Sarasota, Bradenton, Parrish, Palmetto, and Wellen Park. Each area has a distinct personality, price range, and amenity package. Tell me your budget, lifestyle, and timeline, and I will match you to the right fit.

What is the difference between HOA fees and CDD fees?+

HOA (Homeowners Association) fees cover shared amenities and community maintenance like pools, landscaping, and common areas. CDD (Community Development District) fees fund the infrastructure that built the community: roads, utilities, parks, and drainage. Many newer communities carry both, while established communities often have no CDD. The difference can be $200 to $400+ per month, so I always break down the full monthly cost before comparing communities.

Do I need a real estate agent when buying new construction?+

Yes, and it costs you nothing. The builder pays the agent commission whether you bring representation or not. Having your own agent means someone negotiating incentives, reviewing contracts, recommending independent inspections, and watching for lot premium or upgrade traps on your behalf. Just bring me in before your first model-home visit so the builder registers me as your agent.

Which Southwest Florida communities have no CDD fees?+

Several communities across the region have no CDD assessments, including established Parrish neighborhoods like Twin Rivers, Gamble Creek Estates, and Kingsfield, as well as Palmer Ranch communities like Isles of Sarasota and Stoneybrook. I maintain a curated No CDD Fee collection page with the full verified list.

How do I choose between Lakewood Ranch, Parrish, and Wellen Park?+

Lakewood Ranch offers the most established infrastructure with Main Street, Waterside Place, and a wide range of community types from townhomes to custom estates. Parrish delivers the strongest value with brand-new construction and no-CDD options. Wellen Park is a growing alternative with walkable Downtown Wellen and proximity to Venice beaches. Your choice depends on budget, commute, beach access, and amenity priorities. I help buyers compare these areas side by side every week.
