Do I need a buyer agent for new construction in Florida?+
You don’t need one, but you should have one. The builder’s sales team works for the builder — not you. A buyer agent reviews contracts, negotiates upgrades and incentives, and monitors the build process. The builder pays my commission, so representation costs you nothing.
What are builder incentives and how do I get them?+
Builders frequently offer incentives like closing cost credits, rate buydowns, free upgrades, or lot premiums waived — especially on inventory (move-in ready) homes or during slower sales periods. I track current incentives across every builder in the area and make sure you get the best available deal.
How long does it take to build a new home in Southwest Florida?+
Typical build times range from 6 to 12 months depending on the builder, floor plan complexity, and current permitting timelines. Production builders like Lennar and D.R. Horton tend to be faster; semi-custom and custom builders take longer but offer more personalization.
What is a CDD fee on a new construction home?+
A CDD (Community Development District) fee funds the infrastructure the developer built — roads, utilities, parks, stormwater. It appears on your property tax bill and typically adds $100–$500 per month. Not every new community has a CDD — check our No CDD Fee collection for communities without one.
