Lot Premiums and Design Center Costs: What the Base Price Leaves Out (2026)

The number on the builder's price sheet is a starting point. Lot premiums, structural options, design-center finishes and the things no builder includes are what turn it into your real number, and CDD assessments keep going after closing.

"From the $400s" is a real number and an incomplete one. It describes the base plan on the least expensive homesite with the standard finish package. Almost nobody buys that house.

Here is what sits between the price sheet and the number you actually sign for, in the order you will meet it.

1. The lot premium

Homesites are priced individually. Water, preserve and golf frontage, extra width or depth, and a quiet cul-de-sac position all carry premiums, and within one community the spread between the cheapest and most desirable lot can be substantial.

This is part of the purchase price, so it is financed with the home and it shows up in the appraisal. It is also the one decision you can never revisit, which is why I would rather a client spend here than at the design center.

2. Structural options, decided before permitting

Extended lanais, additional garage bays, bump-outs, alternate primary suite layouts, extra windows, a pool pre-plumb: these are chosen early because they change the permitted plan, and the cut-off comes sooner than most buyers expect.

Treat this list as the real budget conversation. Everything here is expensive to add later and some of it is impossible.

3. The design center

Flooring, cabinets, counters, tile, fixtures, lighting and paint, in whatever combination the builder's packages allow. Two things surprise people: how different the included-features lists are between builders, and how quickly selections that felt modest add up.

Ask for two documents before you go in: the included-features list for that plan, and a priced example of the same plan as recently built in that community. The second one tells you what real buyers spent, which is a better anchor than any allowance figure.

4. The things no builder includes

Budget for the items that turn a finished house into a lived-in one: window treatments, gutters where they are not standard, fencing where the HOA allows it, screening the lanai, landscape upgrades beyond the builder's package, and a refrigerator or washer and dryer if they are not included.

This is also where the honest comparison against a resale home lives. A ten-year-old home usually comes with all of it already in place, which is worth real money against a base price that looks lower.

5. CDD assessments and HOA dues, which continue after closing

A Community Development District finances the roads, utilities and amenities in many newer communities here, and the assessment repaying those bonds is collected with your property taxes. It is separate from HOA dues and it does not end at closing.

The prevalence varies by area, and it is worth knowing before you compare two price sheets. Of the 41 Parrish communities tracked on this site, 17 carry a CDD and 24 do not. In Wellen Park, 17 of 18 do. Two homes at the same price in different communities can carry very different monthly costs once fees are counted, which is what the true monthly cost calculator on this site is for.

Where this bites: the appraisal

Options and premiums are part of your purchase price, and the appraisal has to support the total. A heavily optioned home in a community where most sales are lightly optioned is where a gap can appear.

That is not an argument against upgrading. It is an argument for knowing which choices the market here pays for, and for reading the appraisal language in the builder's contract before you sign it.

The practical version

Get the base price, then get the lot premium, then get a recent as-built price for the same plan in the same community. That third number is the honest budget.

Finishes can be changed after closing, often for less than the builder charges, though you trade convenience and warranty simplicity to do it.

Do CDD fees show up on top of all this?+

In many communities here, yes. A CDD assessment repays the infrastructure bonds for the community and is collected with your property taxes, separately from HOA dues. Of the 41 Parrish communities on this site, 17 carry a CDD and 24 do not; in Wellen Park, 17 of 18 carry one. It is a recurring cost, so it belongs in the monthly number rather than the closing number.
