Answers before you ask

What areas do you serve in Southwest Florida?+

I work across Sarasota and Manatee counties and into Tampa Bay — including Lakewood Ranch, Sarasota, Bradenton, Parrish, Palmetto, Wellen Park, Venice, Nokomis, Osprey, the barrier islands (Longboat Key, Anna Maria Island, Siesta Key), and St. Petersburg, Tampa, and Wimauma. If you are not sure which area fits your budget and lifestyle, that is exactly what our first call is for.

Does it cost anything to work with me as a buyer?+

We agree on representation and any compensation in writing before we tour homes — a change that took effect nationwide in 2024. In many Southwest Florida sales the seller still offers to cover some or all of the buyer-side fee, but it is no longer automatic. I explain exactly how it works for your price range and target communities up front, so there are never surprises.

Can you represent me on a new-construction home?+

Yes — and it is one of the best reasons to have your own agent. The model-home sales rep works for the builder, not for you. I help you compare builders, lots, incentives, and contracts and represent your interests through closing. Important: most builders require your agent to register with you on your very first visit, so loop me in before you tour.

What are CDD and HOA fees, and how much should I expect?+

HOA fees cover community maintenance and amenities; a CDD (Community Development District) is a separate annual assessment that repays the bonds used to build a community’s roads and infrastructure. They vary widely by community — from modest to several thousand dollars a year combined. I pull the real numbers for any home you are considering so you know the true monthly cost.

Will I need flood and windstorm insurance?+

It depends on the home’s flood zone and your lender. Homeowners, flood, and wind are often three separate coverages in Florida, and a standard policy does not include flood. I help you check a property’s flood zone and line up quotes before you are under contract, so insurance never becomes a closing-day surprise. For specifics, always confirm with a licensed insurance agent.
