The month in review

Manatee County single-family told a quieter story in September. The median rose 3.2% to $485,000, but closed sales fell 3.9% to 636 and dropped 7.4% from August. Dollar volume was essentially flat, up 2.0% to $400.3 million. The one unambiguous gain was negotiating position: sellers received 95.7% of original list price, up 2.4 points from last September and the highest of any segment in the county this quarter.

Inventory is the part to watch. Active listings fell only 1.7% to 2,610, the smallest year-over-year supply reduction in the region, while new listings rose 8.8% to 741. Months of supply held at 3.9, unchanged from August. Homes went under contract in 53 days, seven days faster than a year ago but eight days slower than August, which is the normal seasonal turn rather than a break in the trend.

If you’re buying

Manatee is the one county where new supply is still arriving faster than it is being absorbed, with new listings up 8.8% and sales down 3.9%. That combination is where buyer leverage lives. Builders in the north county corridor have the most room, and a house that has been on market past the 53-day median is worth an offer.

If you’re selling

Sellers here are keeping more of their asking price than anywhere else in the region at 95.7%, which is the good news. The caution is that sales volume fell while new listings rose, so you are competing with more homes for fewer buyers than a month ago. Being early to list in a season is worth more than being optimistic on price.
