Where the answers come from
Most of the figures on this site are read from the Sarasota and Manatee county certified tax rolls: recorded sale prices, how many homes carry a homestead exemption, when a community was built, and whether it is still being delivered. Those are public records that almost nobody in residential real estate processes, and they answer questions no portal answers.
Fee figures are estimates and are labelled as such. Membership costs, rental rules and anything else that changes without notice carries the date it was checked, and where something has not been verified the page says so rather than guessing.
