What the county records actually say

Siesta Key: 10,844 parcels, 10,143 of them carrying a building, a median year built of 1974, and 12% of built parcels carrying a homestead exemption.

Longboat Key: 8,007 parcels, 7,698 carrying a building, a median year built of 1985, and 18% homesteaded across its 87 communities.

The homestead share is the most useful number here because Florida grants the exemption only on a permanent residence. It is a strong proxy for who actually lives somewhere rather than visits, and it separates these islands better than price does.

Siesta Key is the busier island

Siesta Key carries substantial visitor traffic to its public beach and village, on a narrow island with limited road capacity. In season that is congestion you will feel daily if you live near the village, and much less if you are in a quieter residential stretch.

Longboat Key runs eleven miles with lower density, more gated communities, and no equivalent visitor magnet. It is the quieter of the two by a clear margin, which is the single most common reason buyers choose it.

Age is the due-diligence story

A median build year of 1974 on Siesta Key and 1985 on Longboat Key means both islands are dominated by buildings well past the age where structure and reserves decide your cost of ownership.

For either island the documents that matter are the structural inspection reports, the reserve study set against the actual reserve balance, the last two years of association meeting minutes, and the full history of special assessments. Florida has tightened requirements for older condominium buildings in recent years and what applies depends on the specific building rather than the island.

One island is split between two counties

Longboat Key straddles the Sarasota and Manatee county line: of its 87 communities in the county records, 52 are assessed by Sarasota County and 35 by Manatee. That determines which property appraiser holds the record, which tax collector bills you, and which county services apply.

Siesta Key is entirely in Sarasota County, most of it unincorporated rather than within the City of Sarasota.

Who each island tends to suit

Siesta Key tends to suit buyers who want a walkable village, a well-known beach, and an established short-term rental market, and who are comfortable with visitor traffic and older building stock.

Longboat Key tends to suit buyers who want quiet, lower density, gated communities and a club, and who are willing to drive to St. Armands or downtown Sarasota for dining and shopping.

Neither answer is universal. Spend a February day on both before deciding, because the seasonal difference between them is larger than any description conveys.
