Sarasota vs. Venice, FL (2026): Which One Fits Your Move?
Same county, same school district, two very different daily lives. How Sarasota and Venice compare on price, housing stock, beaches, downtowns, new construction and the drive to the airport.
Buyers looking at southern Sarasota County usually end up weighing these two. They share a county, a school district and a stretch of coast, and almost nothing else about the daily experience is the same.
Here is the honest comparison, organized by what people actually choose on.
The short version
Sarasota buys you a city: an arts and dining scene, more employment, more air service, more people. Venice buys you a small coastal town with a walkable historic downtown and easier beach access, usually for less money per square foot. Both are in the same school district and the same county tax structure.
Downtowns, and what you do on a Saturday
Sarasota's draws are urban: the Ringling Museum, Mote Marine, a dense restaurant scene, and Siesta Key and Lido Key within a short drive.
Venice's historic downtown sits on the island along brick-paved Venice Avenue, with independent shops, cafes, a farmers market and a festival calendar. The Venice Theatre, founded in 1950, is the second-largest community theatre in the United States; its main Jervey Theatre seats 432 and the Pinkerton seats 90. After Hurricane Ian damage in 2022, a $25 million renovation is underway with completion expected by spring 2027.
Beaches
Sarasota's beach reputation rests on the barrier islands, Siesta Key above all, which also means bridge traffic and island prices.
Venice has Venice Beach and the fishing pier, Caspersen Beach, where people sift for fossilized shark teeth, and Brohard Paw Park, a rare dog-friendly beach. The Legacy Trail runs north from Venice toward Sarasota for miles of paved biking and walking. If getting to sand without a bridge matters, Venice wins this outright.
Housing stock and price
Sarasota's inventory spans downtown condo towers, historic neighborhoods, and established master-planned areas like Palmer Ranch. Venice spans walkable island cottages and condos near downtown and the beach, established mainland neighborhoods, and gated golf communities such as Pelican Pointe, the Venetian Golf & River Club and Plantation.
For context, the Sarasota County single-family median was $470,000 in August 2026 with 3.7 months of supply, and homes went under contract in a median 47 days. The county condo and townhome median was $310,000 with 5.2 months of supply, and condo sellers received a median 91.6% of original list price, the widest gap of any segment in either county. County medians blend every neighborhood in the county, so treat them as context rather than as a price for any particular home.
New construction
This is the clearest practical difference from a search standpoint. Of the 139 Sarasota-area communities tracked on this site, one is actively selling new homes. Venice is likewise largely established.
If new construction is a requirement, the inventory is immediately south, in Wellen Park and North Port, which is why so many searches that start in Venice end up there.
Getting around
Venice sits on US-41 with quick I-75 access. Downtown Sarasota is roughly 30 to 40 minutes north, SRQ is about 30 to 40 minutes, and Punta Gorda (PGD) is also within reach.
From downtown Sarasota, SRQ is about 10 to 15 minutes. If you fly often, that gap is worth weighing honestly.

Neither is the better city; they answer different questions.

The part a comparison cannot settle
Insurance, flood zone and elevation vary street by street on this coast, and they can change the monthly number more than the price does. Send me the two or three specific homes you are weighing and I will price them out properly before you decide between the towns.

Generally, yes, for comparable homes, and Venice is usually more attainable than the barrier islands closer to Sarasota. Downtown Venice and anything on the island still command a premium. Because both are in Sarasota County, the county-level market figures apply to both, so the difference shows up in price per square foot, the age of the housing stock and how close you are to the water.
Are Sarasota and Venice in the same county and school district?+
Yes. Both are in Sarasota County and the Sarasota County school district, which is A-rated. The specific zoned school still depends on the address, so verify it with the district rather than a listing.
How far apart are they?+
Downtown Sarasota is roughly 30 to 40 minutes north of Venice via US-41 or I-75. Sarasota-Bradenton International (SRQ) is about 30 to 40 minutes from Venice, and roughly 10 to 15 minutes from downtown Sarasota.
Which has more new construction?+
Neither, really, at least not within the city limits. Of the 139 Sarasota-area communities tracked on this site, only one is actively selling new homes; Sarasota is largely built out, so it is a resale market. Venice is also mostly established. The new construction in this part of the county sits just south in Wellen Park and North Port.
