Venice is a historic island city with a walkable downtown and Gulf beaches, and the island itself trades differently from the mainland neighborhoods around it. Walkability to downtown and the beach is the premium buyers here actually pay for, and no automated model prices a bridge.
Your condo competes on paperwork now
Florida tightened milestone inspection and structural reserve requirements, and Venice has a lot of older condo stock. Buyers and their lenders now read reserve studies, insurance costs, and assessment history before they read the finishes. A building with its documents in order sells; one without sits.
You are competing with new construction to the south
Wellen Park sits just south of Venice and brought national builders and their incentives with it. A buyer weighing your resale against a to-be-built home with a rate buy-down is doing a comparison your listing has to answer. Presentation and a clear total-cost story matter more here than in areas without that pressure.
Houses are in the strongest position in the county

It depends first on whether you are selling a house or a condo. The Sarasota County single-family median was $493,500 in July 2026 with only 3.9 months of supply, while the condo median was $340,000 with a much longer time to contract. Venice is in Sarasota County, so those are the relevant benchmarks, but island versus mainland location moves an individual home more than the county number does.
Does being on the island add value in Venice?
Buyers pay for walkability to the historic downtown and the beach, and that is concentrated on the island. It is a real premium, but it is a location premium rather than a fixed percentage, which is why it has to be measured against comparable island sales rather than assumed.
Does new construction in Wellen Park affect what my Venice home is worth?
It affects who your buyer is comparing you to. Wellen Park is immediately south and brought national builders and their incentives, including rate buy-downs, into the same shopping trip. That does not mean discounting; it means your listing needs to answer the comparison directly on condition, location, and total monthly cost.
