Governing Documents

HOA & community
documents

The declaration decides what you can build, plant, park and rent, and it binds you from the day you close. Most of these documents are public and almost none of them are easy to find. This is a finding aid: what exists, who issued it, what land it covers, and the official page to read it on.

Nothing is copied here. Every link goes to the association, the developer or the county, so you see what they publish today rather than what this site saw once. It is not legal advice and it is not complete.

How much of this is done

126 documents across 377 associations, against 482 communities tracked on this site. That ratio is the point of showing it: this is early, and the gaps are stated rather than hidden.

134

Official public documents found

The association or developer publishes these itself. Linked to their page, not copied here.

41

Applicability needs verification

Documents were found, but whether they govern this specific community has not been confirmed. Treat the match as provisional.

5

No public documents located

The governing body is known and nothing it publishes is public. That is a gap in what has been published, not evidence that the community has no restrictions.

230

Governing body on record

Who governs this community is established and named here, with the register entry it comes from. No documents published by that body are linked yet.

72

No governing body on record

As of the date shown, the public registers name no body for this community. For some there is none yet; for others one plainly exists under a name the registers do not carry. Never evidence that there are no rules.

Communities with their own association documents

A declaration, bylaws, rules or architectural standards published by the association that governs the community itself.

District records only, 405 communities

A community improvement district applies to each of these, and its budgets, assessment schedules and amenity rules are on file and linked. That is local government, not a homeowners association: it does not say whether you can rent the house, park a boat, or change the exterior. None of these has a declaration, bylaws or rules of its own on file yet, so they are listed separately rather than counted as covered.

No governing body on record, 72 communities

For each of these the public registers name no association and no district, as of the date shown. For some there is none yet. For others, marked below, one plainly does exist under a name the registers do not carry, and the record says what points to it. Every one lists exactly which registers were read, so the next person can re-check rather than start again. None of it is evidence that there are no rules: an individual lot can still carry deed restrictions recorded against its own plat, and only a title search on that property shows them.

  • 1000 Boulevard of the ArtsChecked 2026-10-11A body exists

This site records a new condominium development by Kolter. A CONDOMINIUM ASSOCIATION COMES INTO EXISTENCE WHEN THE DECLARATION IS RECORDED, and that has not happened here, so there is nothing yet to find. The state condominium register holds no project under this name in Sarasota County. That is the expected answer for a building at this stage and not a gap in the search.

A governing body WILL exist and does not yet. When the declaration is recorded the association is created with it, and the first budget follows. If you are buying from plans, the document that binds you is the prospectus the developer must give you, not an association document, and it is worth reading before the rescission period runs out.

BOTH CANDIDATES ARE ON THE EAST COAST. Aberdeen Owners’ Association, Inc. is registered on Baymeadows Way in JACKSONVILLE; Aberdeen Property Owners Association, Inc. is care of Campbell Property Management on LAKE WORTH ROAD in Palm Beach County. Aberdeen is a common Florida subdivision name and the register is crowded with them, including an Aberdeen Mobile Homeowners, an Aberdeen Oaks and an Aberdeen on Glen, none of them here.

A BODY EXISTS. This site records approximately 209 single-family homes built from 2006, and a community platted in that era was built with a recorded declaration and an association to administer it. It is registered under a name that does not begin with Aberdeen.

  • Arlington ParkChecked 2026-10-11

NO ARLINGTON PARK ASSOCIATION EXISTS. The register returns only Arlington Pines Townhouses Homeowners Association, a different and much smaller thing. This site describes homes dating to the 1920s and developed mainly in the 1950s, which predates mandatory associations. THIS IS NOT A FINDING THAT THERE ARE NO RESTRICTIONS. Individual plats and individual buildings in an area like this carry their own recorded covenants, and they run with the land whether or not any body exists to speak for the neighbourhood as a whole. Only a title search on a specific property shows what binds it.

  • AshcombeChecked 2026-10-11A body exists

THE REGISTER RETURNS NOTHING AT ALL on this name, not even an inactive entity. This site describes D.R. Horton townhomes in the heart of Wellen Park.

A BODY WILL EXIST AND MAY NOT YET. D.R. Horton forms an association for each community and this site records several of them already, so the absence here reads as timing rather than as an exception. The West Villages Improvement District covers much of Wellen Park and is recorded on this site, so a district assessment is likely to reach these homes through the tax bill whatever the association turns out to be.

  • Bay PointChecked 2026-10-11A body exists

THE PAGE IS RIGHT THAT THIS IS NOT ONE BUILDING, which is why no single association answers for it. The register holds no Bay Point Apts in Sarasota County. The nearest candidate, VISTA BAY POINT, declares 17 units at 128 Golden Gate Point and is a different address from the Bay Point this site describes; three Bay Pointe Vista condominiums are in OSPREY. This site already explains the shape of the problem: the county assesses an 18-unit 1971 building alongside platted single-family sections under the same name.

AT LEAST TWO BODIES EXIST HERE AND POSSIBLY MORE. A condominium of that age has an association and the platted sections may have their own or none. That is exactly why this site records association costs for Bay Point ranging from about a hundred dollars to several thousand. Never quote one figure for Bay Point; establish which product a specific address is first.

  • BriarfieldChecked 2026-10-12A body exists

THE REGISTER RETURNS NOTHING AT ALL on Briarfield, under that name or any variant.

A BODY EXISTS AND ONE OF THEM IS ALREADY ON THIS SITE. The county puts Briarfield’s 51 parcels on Longmeadow in the 34235 postcode, which is inside The Meadows, and THE MEADOWS COMMUNITY ASSOCIATION, INCORPORATED is recorded here, registered on Longmeadow itself. A neighbourhood of this size inside a 1,650-acre community is normally bound by the master whether or not it has anything of its own. Whether it also has its own body has not been established.

    What was checked

    • The Florida Division of Corporations register, searched by entity name
    • The Sarasota County property appraiser subdivision register and property search, for the plats and parcels this community covers
  • BrightonChecked 2026-10-11A body exists

NO BRIGHTON ASSOCIATION EXISTS FOR THIS PLACE. The register holds a Brighton at Bay Colony, a Brighton at Boynton Estates, a Brighton at Century Village, a Brighton at Wellington’s Edge, a Brighton Village condominium and a Brighton Woods, all of them elsewhere in Florida. This site describes an M/I Homes community at 9512 Vibrant Lane in Venice.

A BODY EXISTS OR SOON WILL. An M/I Homes community is developed with a declaration and a builder-formed association; M/I filed Cassata Lakes Owners Association for its Nokomis community in 2022, which is recorded here, so the pattern is established and this one may simply be later. Brighton is also a crowded name, so when it is filed it may carry a suffix this search would not have matched.

  • Central ParkChecked 2026-10-12A body exists

EVERY CANDIDATE IS SOMEWHERE ELSE, and this name is unusually crowded. Central Park Master Association is in LAKE SUZY, Central Park Owners’ Association in NAPLES, Central Park Homeowners Association in BOCA RATON, and the condominium register returns a 90-unit Central Park on Wood Street in Sarasota, which is a different product from the 357 single-family parcels the county puts on South Osprey Avenue.

A BODY MAY NOT EXIST, AND THAT WOULD FIT. The county shows 357 single-family parcels in the 34236 postcode close to downtown, on South Osprey Avenue, North Osprey Avenue and South Tamiami Trail. A platted neighbourhood of that age and position often has no association at all. THAT IS NOT THE SAME AS NO RESTRICTIONS: the plat may carry recorded covenants that run with the land, and only a title search on a specific lot will show them. Note also that CENTRAL PARK NEIGHBORHOOD ASSOCIATION, INC. is recorded on this site against the Lakewood Ranch community of the same name, and is NOT this place.

NOTHING OF THIS NAME EXISTS. The register returns only a CREEKS END condominium association, which is inactive and a different name. This site describes Creeks Edge as M/I Homes’ newest section WITHIN Twin Rivers.

A BODY EXISTS OR WILL, AND THE WIDER ONE IS THE LEAD. As a section inside Twin Rivers this community is likely governed by the Twin Rivers body as well as by its own once the builder turns it over, and the Twin Rivers body is itself unidentified, recorded separately here. Settling Twin Rivers settles part of this.

THE REGISTER RETURNS NOTHING. Crescent Beach is a stretch of Siesta Key shoreline rather than a platted community, and the many condominiums along it each have their own association.

  • Crystal LakesChecked 2026-10-11A body exists

EVERY CANDIDATE IS ELSEWHERE. Crystal Lakes Property Owners Association, Inc., filed in 1974, is registered at 360 Riggs Avenue in MELBOURNE BEACH on the Atlantic coast. Crystal Lakes West Homeowners Association, filed in 2006, is managed from KISSIMMEE and carries WEST in its name, which this site does not. The remaining entities of the name are a professional centre and a warehouse condominium.

A BODY EXISTS. This site records a non-gated community built between 2006 and 2012 with a clubhouse, swimming pool and other shared amenities, and those are maintained by somebody. The 2006 Crystal Lakes West association is the closest candidate on date and may yet prove to be it, but nothing read places it in Manatee County and the name does not match, so it is not recorded. Check the county roll next rather than the register.

BOTH CANDIDATES ARE ELSEWHERE IN FLORIDA. Deer Creek Subdivision Homeowners’ Association is registered care of a management firm in MIAMI; Deer Creek Village Homeowners’ Association is care of RealManage on West Plant Street in the ORLANDO area. Neither is in Sarasota County.

A BODY CERTAINLY EXISTS. This site records Deer Creek as 484 homes built 1989 to 1997 with association dues of $175 to $233 a month, so something levies and collects them, and Palmer Ranch Master Property Owners Association is already recorded on this site and very likely applies as well. NO ASSOCIATION OF THIS NAME IN SARASOTA COUNTY. This site describes a small cluster of maintenance-free villas within The Meadows. Every candidate the register returns under this name is somewhere else in Florida, and these are names that repeat heavily: a Windsor Park at Abacoa and another at Gainesville, Lakeside Villas at Bonaventure and at Kendall and at The Villages, a Villa Serena in Miami, a Muirfield Village at Grasslands, a Stratford Place in Bonita Springs. None of them is this place.

A BODY EXISTS AND ONE OF THEM IS ALREADY ON THIS SITE. The Meadows Community Association, Incorporated, registered on Longmeadow inside The Meadows, is recorded here and governs the 1,650-acre community this neighbourhood sits in. Many Meadows neighbourhoods also have their own condominium or villa association, which is what was searched for and not found under this name. The condominium register does show neighbouring bodies on the same streets, such as Hadfield Greene, Oakley Greene, Whisperwood and Chatsworth Greene, so the pattern is real even where this particular name does not appear.

    • The Florida Division of Corporations register, searched by entity name

  • Dream IslandChecked 2026-10-11A body exists

NO DREAM ISLAND ASSOCIATION EXISTS. Two condominiums are registered ON Dream Island Road, Harbour Villa Club at the Buccaneer with 38 units and Grand Mariner on Longboat Key with 14, and neither is the enclave this page describes: it records 36 units built 1959 to 2018 on oversized lots with private docks and, in its own words, "no gates or shared amenities to speak of".

A BODY MAY NOT EXIST HERE AT ALL, and that would be consistent with the page. A canal enclave of individually built houses with no gate and no shared amenity has little for an association to maintain, and Florida does not require one. THAT IS NOT THE SAME AS NO RESTRICTIONS: lots platted in 1959 commonly carry recorded deed restrictions that run with the land and are enforceable by neighbours with no association in existence. A title search on the specific lot is the only way to see them.

THE ASSOCIATION EXISTS AND IS INACTIVE. Edgestone at Artisan Lakes Community Association, Inc. (N19000007267) was filed on 16 July 2019 at an address in Tampa, and the register carries it as INACTIVE. The corporate name is exact, so there is no doubt which community it was formed for; there is doubt about whether it is currently the body that governs.

A GOVERNING BODY EXISTS AND ONE OF THEM IS ALREADY ON THIS SITE. This site describes Edgestone as the townhome neighbourhood of 260 homes INSIDE Artisan Lakes, and ARTISAN LAKES COMMUNITY DEVELOPMENT DISTRICT is recorded here with its documents, so a district assessment reaches these homes through the Manatee County tax bill regardless. The association may have been reinstated, renamed or replaced since the register last updated. As everywhere, an inactive corporation does not cancel the covenants it was formed to enforce.

TAYLOR MORRISON HAS FILED FOR ITS OTHER ESPLANADES AND NOT FOR THIS ONE. The register holds Esplanade at Starkey Ranch, at Wiregrass Ranch, at Tradition, at Westview, by Siesta Key and by the Islands, and no Esplanade at Wellen Park under any spelling.

A BODY WILL EXIST AND PROBABLY SOON. A builder with that filing pattern files eventually, and the pattern itself is the reason to re-check this one rather than re-search it. The West Villages Improvement District is recorded on this site and covers much of Wellen Park, so expect a district assessment alongside whatever association appears.

NO ESPLANADE AT SKYE RANCH EXISTS IN THE REGISTER. Taylor Morrison has filed Esplanade associations for its other communities, at Starkey Ranch, at Wiregrass Ranch, at Tradition and elsewhere, and this one is not among them.

A BODY EXISTS OR SOON WILL, and the master is already recorded on this site: Skye Ranch Master Association, Inc. governs the 1,000-acre plan this neighbourhood sits inside. A BODY ALMOST CERTAINLY EXISTS, because the page describes a GATE and a private peninsula, and a gate is maintained and paid for by somebody. The likeliest explanations are that the association is named for something other than the creek, or that each phase is governed by its own recorded restrictions without one corporation over all of them. The next place to look is the county roll and the recorded plats, not the corporate register.

  • Mission Valley EstatesChecked 2026-10-12A body exists

THE ASSOCIATION EXISTS AND IS INACTIVE. Mission Valley Estates Property Owners Association, Inc. (N95000000539) was filed on 3 February 1995 and the register carries it as INACTIVE, with a principal address in SPRING HILL, which is north of Tampa and not this community. The corporate name is exact, so there is little doubt which community it was formed for, and considerable doubt about whether it governs today.

A BODY MAY EXIST OR MAY HAVE LAPSED. The county counts 258 parcels across Mission Valley Estates Sections A and B-1 in Nokomis, and a community of that size usually has one. A Mission Valley Golf and Country Club is separately active and is a club rather than a governing body. As everywhere, an inactive corporation does not cancel the covenants it was formed to enforce, so treat the restrictions as live.

Misty Creek Homeowners Association, Inc. is registered at 701 Misty Creek Drive in MELBOURNE, which is Brevard County on the Atlantic coast; Misty Creek at Willowbrook Homeowners’ Association is in ST. CLOUD. Neither is the gated 302-home community east of Interstate 75 this site describes.

A BODY EXISTS. This site records Misty Creek as gated and deed-restricted with a community pool, tennis and trails across 730 acres of conservation land, all of which somebody maintains. The association is registered under a name that does not contain the words Misty Creek, or under the name of its country club.

NO ASSOCIATION OF THIS NAME IN SARASOTA COUNTY. This site describes single-family homes in the golf-course section within The Meadows.

No association or district governs this area, and that is what it is: an AREA rather than a platted community. This site describes it as Bradenton’s riverfront corridor along the Manatee River, a mix of riverfront estates, midcentury ranch homes and custom properties spanning a very wide price range. A corridor assembled from many separate plats over many decades does not have one governing body, and the register search found none. Individual subdivisions inside it may each have their own association or their own recorded restrictions; the absence of a single body is not the absence of restrictions on a particular house.

This site records a condominium under development on the Quay Sarasota site.

THE REGISTER RETURNS NOTHING AT ALL on this name, not even an inactive entity. That is consistent with what this site describes: a distinctive neighbourhood with roots in the 1920s, settled by Amish and Mennonite families, which is not the sort of place platted around a corporate association.

  • Regent CourtChecked 2026-10-11A body exists

BOTH CANDIDATES FAIL, IN DIFFERENT WAYS. An association of exactly this name exists, Regent Court Association, Inc., and it is INACTIVE. A REGENT PLACE condominium of 36 units at 755 Longboat Club Drive is active and is a different place: this site describes Regent Court as a private enclave of eight estate homes on the beach, with the county roll assessing six lots. Eight houses are not a 36-unit condominium.

A BODY MAY EXIST OR MAY HAVE LAPSED. An enclave of six to eight estate lots is small enough to function without an active corporation, and the inactive registration suggests exactly that may have happened. An inactive Florida corporation can usually be reinstated, and the covenants it was formed to enforce do not lapse with it, so treat the restrictions as live even though the body is not.

There is no Renaissance II. Two public registers and the county roll now say the same thing.

A BODY EXISTS FOR WHATEVER THIS ADDRESS ACTUALLY IS, and the likeliest answer is that it is part of Renaissance I. The useful next step is not another register search but resolving the legal description, after which this page may turn out to be a duplicate rather than a separate building.

Like The Crossings, River Heritage is a Neal Communities neighbourhood inside Heritage Harbour, about 199 homes built 2016 to 2021, and Heritage Harbour Master Association, Inc. is recorded here. Whether it binds this neighbourhood has to come from the recorded declaration.

FOUR CANDIDATES, ALL IN OTHER PARTS OF FLORIDA. River Place Owners Association, Inc. is in JACKSONVILLE. River Place Condominium Association, Inc. is in JUPITER. The River Place Homeowners Association, Inc. is at Riverplace Lane in SAINT JOHNS. River Place Condominium Association at Ellenton is in ELLENTON, a different town in the same county, and was refused in an earlier pass for that reason.

A GOVERNING BODY ALMOST CERTAINLY EXISTS. This site describes River Place as a GATED community of about 270 homes built 2002 to 2005 with a clubhouse, fitness centre, lakeside pool and nature trails. Gates and shared amenities of that kind are maintained by somebody, and a community of that age was built with a recorded declaration. • River WildernessChecked 2026-10-11A body exists

THE ADDRESS IS EXACT AND THE CORPORATION IS INACTIVE. River Wilderness Homeowners Association, Inc. (N07158) was filed on 17 January 1985 with its principal address at ONE WILDERNESS BOULEVARD, PARRISH, which is the community’s own entrance road, and the register carries it as INACTIVE. There is no stronger address match anywhere in this region and no weaker status, so it is recorded here rather than presented as the governing body. A RIVER WILDERNESS VILLAS ASSOCIATION, INC. is separately ACTIVE and governs the villa section rather than the whole community.

A GOVERNING BODY EXISTS AND THE COVENANTS CERTAINLY DO. This site describes River Wilderness as a gated golf and country club community, and gates and a club are maintained by somebody; the villas association is active, and the main association may have been reinstated, renamed or replaced since the register last updated. THE IMPORTANT POINT FOR A BUYER IS SEPARATE FROM ALL OF THAT: a declaration recorded against the land does not lapse when the corporation formed to enforce it goes inactive. Treat the restrictions as live and ask the seller which body currently issues the estoppel letter.

This site records a CDD assessment of $2,662 and association dues of $145 to $293 for River’s Reach, so a district is billing through the Manatee County tax roll and something else is collecting dues. Neither has been identified. For a gated Neal Communities neighbourhood the association is often named for the wider development rather than the neighbourhood, which would explain the silence.

IF A BODY GOVERNS THESE FLOORS IT IS PROBABLY ALREADY ON THIS SITE, as the Residences association, or it is the hotel operator rather than an association at all. Which of those is true has not been established, and the difference decides whether a buyer is reading association documents or a hotel operating agreement.

A resort residence of that kind is often declared late, and may be governed partly by a hotel operating agreement rather than wholly by an association.

A BODY WILL EXIST AND MAY ALREADY, UNDER A NAME THAT IS NOT THIS ONE. Branded resort residences are routinely registered under the developer’s entity rather than the hotel brand, which the brand licenses. The documents that bind an owner here are likely to include a shared-facilities or hotel operating agreement as well as a declaration, and those are different instruments with different rights. THE ONE CANDIDATE IS A SINGLE BUILDING. Turtle Beach Condominium Owners Association governs one condominium, not the southern tip of Siesta Key that this site describes. No body governs the area as a whole.

  • Twin RiversChecked 2026-10-11A body exists

EVERY CANDIDATE IS ON THE OTHER COAST OR IS A DIFFERENT PLACE. Twin Rivers Property Owners Association, Inc. is registered at 1270 Mercedes Drive in MERRITT ISLAND. A Twin Rivers Preserve Property Owners and a Twin Rivers Reserve Homeowners association also exist and are differently named communities. Nothing in Manatee County answers to this name.

A BODY CERTAINLY EXISTS. This site describes Twin Rivers as an established community spanning 1,800 acres, which is not a thing that runs without one. It is registered under a name that does not begin with Twin Rivers, or under the name of one of its phases.

  • Villa SerenaChecked 2026-10-11A body exists

NO ASSOCIATION OF THIS NAME IN SARASOTA COUNTY. This site describes a quiet enclave of maintenance-free villas within The Meadows.

  • Wares CreekChecked 2026-10-10

The register returns NOTHING at all on this name, not even an inactive entity. That fits what this site describes: a historic neighbourhood of 1920s and 1930s cottages, some of them Sears Roebuck kit homes, just west of downtown Bradenton. Neighbourhoods platted in that era were not built around associations. As everywhere else in this directory, no association found is not the same as no restrictions: a specific lot may carry recorded deed restrictions, and a title search is the only way to see them.

  • Westhaven at Heritage HarbourChecked 2026-10-10A body exists

NO WESTHAVEN AT HERITAGE HARBOUR EXISTS IN THE REGISTER. The three Westhaven associations it does hold are at Gateway, at Ovation and at 23rd Court, none of which is this place. The district question is unresolved too, and deliberately so: three Heritage Harbour districts are in the state register, this site records the North district as stating the development contains four, and nothing read so far says which one covers Westhaven. Guessing between them is the near miss this directory keeps refusing.

A GOVERNING BODY WILL EXIST, AND MAY NOT YET. This is a D.R. Horton neighbourhood the builder lists as COMING SOON, so an association may be formed but not yet filed, which is the ordinary sequence. Heritage Harbour Master Association, Inc. is recorded on this site and may bind it; the recorded declaration decides.

    What was checked

    • The adopted budgets of Heritage Harbour North CDD and Heritage Harbour South CDD
    • The state district register, which lists three Heritage Harbour districts
  • WestlakeChecked 2026-10-11A body exists

NO WESTLAKE ASSOCIATION EXISTS FOR THIS COMMUNITY. The nearest entity is a WESTLAKE WEST HOMEOWNERS ASSOCIATION filed in 2025 and carried under a name-history status rather than as an active record, and the others are a Westlake Villa condominium, a Westlake Village Civic Association and a Westlake Village Homeowners Association of SUNTREE. This site describes Wellen Park’s next major custom-luxury community of 158 lots.

A BODY WILL EXIST AND DOES NOT YET. This site itself records the community as the NEXT major one here, which is consistent with nothing having been filed. A custom-luxury community of 158 lots will be developed with a recorded declaration; until it is recorded there is no association to find.

  • WhitfieldChecked 2026-10-10

AN ASSOCIATION EXISTED AND NO LONGER DOES. Whitfield Estates-Ballentine Manor Estates Ass’n., Inc. was filed on 17 December 1965 at 7820 Ponce de Leon Boulevard, Sarasota 34243, which is inside the neighbourhood, and the register shows it was INVOLUNTARILY DISSOLVED. No active association for Whitfield or Whitfield Estates appears in the register under any spelling. That is consistent with what this site already says about the place: established in the 1920s as Sarasota’s first golf community, with half-acre lots, which is decades before mandatory homeowners associations were normal. THIS IS NOT A FINDING THAT THERE ARE NO RESTRICTIONS. Plats of this era commonly carry recorded deed restrictions that run with the land and remain enforceable by neighbouring owners whether or not any corporation survives to enforce them. Only a title search on a specific parcel will show what applies to it.

Unresolved association matches

  • La Firenza · La Firenza Condominium Association, Inc.: The state register and the county roll put this condominium in different counties. The match itself is firm; which county is right is not.
  • Sunset Beach · Sunset Beach on Longboat Key Assn Inc: The roll figure on this page, 51 units across 2 plats, is lower than the 65 the register declares and lower than the "just over 60" the page itself states. A roll assesses what exists and a declaration counts what was created, and this page records building dates running to 2026, so the likeliest explanation is that part of the community is newly built or not yet fully assessed. Not reconciled.
  • The Beachcomber · Longboat Beachcomber Condo Assn., Inc.: THE COUNTS DIFFER BY MORE THAN A ROUNDING. This site records the county roll assessing 18 units rising one floor; the register declares 40. A roll counts what it assesses and a declaration counts what it created, but a gap this wide usually means the page is describing part of a larger complex, or that the roll figure covers one plat of several. Not reconciled, and worth settling before quoting a share of anything.
  • The Grande at Longboat Key · Grande at Longboat Key Condo Assn, Inc: THIS COMMUNITY PAGE CONTRADICTS ITSELF, AND THE REGISTER AGREES WITH ONLY ONE HALF OF IT. The description says eight residences; the roll sentence on the same page says the county assesses 120 units across 4 plats, built 1971 to 2007. The register declares 8. The likeliest reading is that the roll figure covers neighbouring plats rather than this building, but until that is checked, treat the 120 as unexplained rather than as this association’s size.
  • The Shore · Shore Condo Assn Inc, The: THIS ASSOCIATION IS PART OF WHAT THE PAGE COVERS, NOT ALL OF IT. The page records the county roll assessing 408 units across NINE PLATS built from 1948 onward, and this registration accounts for 54 of them. So several other bodies govern the rest of what this page calls The Shore. Confirm which one covers a specific address.
  • Aria · Aria Longboat Key Condo Assn Inc: The two sources disagree on the county: this site says Sarasota and the register says Manatee. Longboat Key straddles the county line, and 2251 Gulf of Mexico Drive sits in the stretch where it is easy to get wrong. It matters, because it decides which property appraiser assesses the unit and which clerk holds the recorded declaration. Not reconciled.
  • Promenade · Promenade Condo Owners Assn Inc: THE REGISTER CALLS THIS PROJECT "SEC 1", which usually means further sections exist under the same scheme. The 112 units it declares already match the roll figure for the whole community, so the sections are more likely phases of one building than additional ones, but that has not been confirmed from the declaration.
  • Banyan Bay Club · Banyan Bay Club, Inc.: The state register and the county roll put this condominium in different counties. The match itself is firm; which county is right is not.
  • Windward Bay · Windward Bay Inc: Two things to carry into any enquiry. The project name and the association name are different, so asking for Windward Bay documents by the project name, or the reverse, can come back empty. And the register puts this in Sarasota County where this site says Manatee; the line runs through the island and this has not been reconciled.
  • Bay Harbour · Bay Harbour Condo Assoc., Inc.: The state register and the county roll put this condominium in different counties. The match itself is firm; which county is right is not.
  • Queens Harbour · Bay Isles Association, Inc.: WHICH PARCELS ARE MEMBERS HAS NOT BEEN READ FROM THE DECLARATION. A master association for a gated development normally binds every residential parcel inside it, and would apply ON TOP OF each neighbourhood’s own association where one exists. That is the expected arrangement and the reason these nine are attached, but it rests on this site’s descriptions rather than on the recorded instrument. Confirm before quoting a combined fee for any address.
  • Sabal Cove · Bay Isles Association, Inc.: WHICH PARCELS ARE MEMBERS HAS NOT BEEN READ FROM THE DECLARATION.
  • The Bayou · Bay Isles Association, Inc.: WHICH PARCELS ARE MEMBERS HAS NOT BEEN READ FROM THE DECLARATION.
  • Corey's Landing · Bay Isles Association, Inc.: WHICH PARCELS ARE MEMBERS HAS NOT BEEN READ FROM THE DECLARATION.
  • Bay Isles - Harbor Section · Bay Isles Association, Inc.: WHICH PARCELS ARE MEMBERS HAS NOT BEEN READ FROM THE DECLARATION.
  • Harbour Circle · Bay Isles Association, Inc.: WHICH PARCELS ARE MEMBERS HAS NOT BEEN READ FROM THE DECLARATION.
  • Harbour Court · Bay Isles Association, Inc.: WHICH PARCELS ARE MEMBERS HAS NOT BEEN READ FROM THE DECLARATION.
  • Harbour Court · Harbour Court Association, Inc.: A HARBOUR COURT CONDOMINIUM ASSOCIATION ALSO EXISTS AND WAS REFUSED: it is registered at 1002 South Harbour Island Boulevard in TAMPA, which is a different Harbour Island entirely. The name is generic enough that this match rests on the date and a Gulf-coast managing agent rather than on an address inside the community.
  • Harbour Oaks · Bay Isles Association, Inc.: WHICH PARCELS ARE MEMBERS HAS NOT BEEN READ FROM THE DECLARATION.
  • Harbour Oaks · Harbour Oaks at Longboat Key Club Assn: TWO FIGURES DISAGREE. This site records the county roll assessing 40 units in MANATEE County; the register declares 56 in SARASOTA County. Both the count and the county differ. Bay Isles sits in the Sarasota part of the island, which makes the register the more likely of the two on county, but neither has been reconciled and the gap of sixteen units is not explained.
  • Weston Pointe · Bay Isles Association, Inc.: WHICH PARCELS ARE MEMBERS HAS NOT BEEN READ FROM THE DECLARATION.
  • Country Club Shores · The Country Club Shores Association, Unit 5, Inc: THIS IS ONE UNIT OF SEVERAL, NOT THE WHOLE NEIGHBOURHOOD. The corporate name says Unit 5. A separate COUNTRY CLUB SHORES CIVIC ASSOCIATION, filed in 1963 and registered at 501 Yawl Lane on the island, also exists and is more likely a voluntary civic body than a governing one. Establish which unit an address sits in, and whether that unit has its own association, before relying on anything here.
  • Jewfish Key · Jewfish Key Preservation Association, Inc.: THE ADDRESS IS A MANAGEMENT OFFICE NEAR TAMPA, not on the island, and a PRESERVATION association is not necessarily a governing one: the name is as consistent with a conservation body as with a property owners association. Establish what it actually does before treating it as the governing body for a parcel.
  • Bayview Estates · Bayview Estates Club, Inc.: NEITHER CANDIDATE IS REGISTERED ON LONGBOAT KEY. This one is managed from NAPLES; the alternative, Bayview Estates Homeowners’ Association, was filed in 2021 and is managed from MIRAMAR BEACH in the panhandle, which is further still. Bayview Estates is a common Florida name. This match rests on the 1978 date alone and should be confirmed.
  • Buttonwood Harbor · Buttonwood Harbor Property Owners’ Association, Inc.: THE NAME SPACE IS CROWDED AND THE ADDRESS IS A MANAGEMENT OFFICE IN ANOTHER COUNTY. The register also holds a Buttonwood HARBOUR Association with a U, a Buttonwood Home Owners’ Association and a Buttonwood Key Association, and separately a BUTTONWOOD COVE condominium of 56 units at 3660 Gulf of Mexico Drive, which is a different place from the Buttonwood Harbor neighbourhood this site describes. Nothing read names Longboat Key outright.
  • Longbeach Village · Longbeach Village Association Corporation: THIS IS ALMOST CERTAINLY NOT AN HOA, AND THAT AGREES WITH THIS PAGE. The page says Longbeach Village has NO HOA and no gates, roughly 290 homes of old-Florida cottages and renovated coastal houses. An association corporation filed in 2021 and registered at a house on Cedar Street is the shape of a VOLUNTARY village association, the kind that runs events and speaks to the town, not one that levies assessments or enforces covenants against a lot. Do not read this record as evidence of mandatory dues. Equally, do not read the absence of an HOA as the absence of restrictions: an individual lot may carry recorded deed restrictions from its own plat, and only a title search shows them.
  • Neptune · Neptune on Longboat Key Condo Assoc, Inc: The state register and the county roll put this condominium in different counties. The match itself is firm; which county is right is not.
  • Westchester · Westchester Condo Assn, Inc: THIS ASSOCIATION IS PART OF THE COMMUNITY, NOT ALL OF IT. The register declares 72 units; this site records the county roll assessing 248 units across 5 plats, in BOTH Manatee and Sarasota counties. So at least one further association governs the rest, and this one accounts for under a third of the homes. Confirm which body covers a specific address before relying on anything here.
  • Residences at The Ritz-Carlton · Residences at Sarasota Condo Assn Inc: THIS SITE LISTS A SECOND RITZ-CARLTON ENTRY, The Grand at The Ritz-Carlton, described as the upper residential floors of the hotel. No separate association for it appears in the condominium register. That is consistent with those floors being part of the hotel rather than a separate condominium, but it has not been established, so do not assume this association covers them.
  • Lawrence Pointe · Lawrence Pointe Condo Assn: THE REGISTER CONFLICTS WITH WHAT THIS PAGE TELLS A BUYER. The page says the two buildings are "separate associations despite the shared name", and uses that to say the fee and the reserve study belong to one building rather than both. The state register lists ONE managing entity across both projects. That is not proof the page is wrong, because a managing entity is not necessarily the governing corporation, but it is a direct conflict on the point the page uses to tell somebody what they will pay. Ask which corporation issues the budget for the specific building before relying on either statement.
  • Royal St. Andrew · Royal St Andrew Assn Inc: The counts differ by three: this site says 56 residences over 15 floors completed in 1969, and the register declares 59. Not reconciled. It does not change what this page already tells you to do first, which is to read the milestone inspection and the structural reserve study for a building of that age and height.
  • Sarasota Harbor West · Sarasota Harbour Apartments Inc: The register records this in 1988 while this site says the building was completed in 1963. That gap is normal for a mid-century rental building later converted and declared as a condominium, but the conversion has not been confirmed from a document.
  • The Strand · Strand of Sarasota Condo Assn, Inc: The counts differ by six, 146 assessed against 152 declared. A roll counts what it assesses and a declaration counts what it created, so a gap on a building this new is usually units not yet separately assessed. Not reconciled.
  • Indian Beach · Indian Beach-Sapphire Shores Neighborhood Association, Inc.: THIS IS ALMOST CERTAINLY A VOLUNTARY NEIGHBOURHOOD ASSOCIATION RATHER THAN A GOVERNING BODY. Both neighbourhoods are platted across many separate recorded plats from the first half of the twentieth century, which is long before mandatory associations were normal, and this site records no association fee for either. A body registered at a house and named for two neighbourhoods at once is the shape of a civic group that speaks for residents, not one that assesses them. Do not read it as evidence of mandatory dues, and do not read the absence of mandatory dues as the absence of restrictions: an individual plat here can carry recorded covenants, and only a title search shows them.
  • Sapphire Shores · Indian Beach-Sapphire Shores Neighborhood Association, Inc.: THIS IS ALMOST CERTAINLY A VOLUNTARY NEIGHBOURHOOD ASSOCIATION RATHER THAN A GOVERNING BODY.
  • Palmer Ranch · Palmer Ranch Master Property Owners Association, Inc.: THIS IS THE MASTER OVER A 10,000-ACRE DEVELOPMENT, and this site lists dozens of neighbourhoods inside it. A master normally binds every parcel in its development and would apply ON TOP OF each neighbourhood’s own association, but which neighbourhoods are members has to come from the recorded declaration and that has not been read. Do not assume it reaches a specific address, and do not assume it does not.
  • Mira Lago · Mira Lago Community Association, Inc.: SIX OTHER MIRA LAGO ASSOCIATIONS EXIST AND SEVERAL ARE IN PARKLAND, in Broward County: a Mira Lago at Parkland Master, a MiraLago Estates I Neighborhood, a Mira Lago West Homeowners, a Mira Lago Neighborhood and a Mira Lago Condominium. Nothing read names Palmer Ranch or Sarasota, so this match rests on the filing date and a Gulf-coast managing office rather than on an address inside the community. Note also that the register prints this address as Bradenton 34233, and 34233 is a Sarasota postcode while 4301 32nd Street West is Bradenton 34205, so the row is internally inconsistent. Confirm before relying on it.
  • Hammock Preserve · Hammock Preserve Homeowners Association, Inc.: FOUR OTHER HAMMOCK PRESERVE ASSOCIATIONS EXIST and one of them is a live alternative. Hammock Preserve Community Association, Inc. was filed in 2023 with its principal address at 3475 Piedmont Road in ATLANTA, which is a corporate management base rather than a different place, so it cannot be refused on geography alone. There is also a Hammock Preserve at Two Rivers, a Hammock Preserve Property Owners that is inactive, and a second registration of the Community Association name. Nothing read names Palmer Ranch. This record is the 2016 Sarasota-address one on date and county; confirm which corporation issues the budget before relying on it.
  • Huntington Pointe · Huntington Pointe Community Association, Inc.: THIS IS THE MOST CROWDED NAME IN THE BATCH. The register holds eight Huntington entities, among them Huntington Pointe Association, Huntington Pointe Homeowners Association and a numbered series, Huntington Pointe I, II, III and IV, which is the shape of a large phased community elsewhere in Florida rather than of a single Palmer Ranch neighbourhood. Nothing read names Palmer Ranch or Sarasota. This match rests on the filing date and the managing firm only. Also worth resolving: this site records a CDD assessment of $175 for Huntington Pointe, and no district of that name appears in the state register for Sarasota County.
  • Hadfield Greene · Hadfield Greene Condo Assn, Inc.: THE REGISTER CALLS THIS A CONDOMINIUM AND THIS SITE DESCRIBES SINGLE-FAMILY HOMES AND ATTACHED VILLAS. Those are reconcilable, because attached villas are frequently condominium units while detached houses beside them are not, but it means the 58 units the register declares may not be every home this site counts as Hadfield Greene. Which form of ownership a specific address has is worth asking before anything else.
  • Country Creek · Country Creek Property Owners Association, Inc.: Nothing read names subdivision 2168 outright, so this rests on the 1983 coincidence and a Sarasota County managing agent rather than on an address inside the neighbourhood. The register is crowded with Country Creek associations. Confirm which corporation issues the estoppel letter before relying on it.
  • Skye Ranch · Skye Ranch Master Association, Inc.: THIS IS THE MASTER FOR THE WHOLE 1,000-ACRE PLAN. This site also lists Esplanade at Skye Ranch as a Taylor Morrison neighbourhood inside it, and no Esplanade at Skye Ranch association exists in the register under that name. Whether this master binds that neighbourhood, and whether that neighbourhood has its own body yet, has not been established.
  • Harbor Acres · Harbor Acres Community Association, Incorporated: WHETHER THIS BODY GOVERNS ANYTHING HAS NOT BEEN ESTABLISHED. Harbor Acres is one of Sarasota’s oldest prestige waterfront neighbourhoods and this site records no association fee for it. An association registered at a private house in a neighbourhood of that age is more often a VOLUNTARY civic group with no power to assess or enforce than a mandatory association. Do not read this as proof of mandatory dues. Equally, do not read the absence of a mandatory association as proof there are no restrictions: lots here may carry recorded deed restrictions, and only a title search shows them.
  • Gladstone Park Villas · Gladstone Park Homeowners Association, Inc.: THE DATE DOES NOT FIT COMFORTABLY. This association was filed in 2005, and this site records Gladstone Park Villas as a D.R. Horton paired-villa community selling NOW. An association can long predate the homes built on its land, and developers do reuse a platted name, but the gap is large enough to flag. A second registration of the same name exists from 2023. Confirm which one issues the budget.
  • Grand Park · Grand Park Neighborhood Association, Inc.: THE POSTCODE DOES NOT MATCH. This site places Grand Park in 34240 and the register gives this association 34241. Those are adjacent east Sarasota postcodes and a management or developer address need not sit inside the community, but nothing read names the community outright, so the match rests on the name, the city and the date rather than on three agreeing facts.
  • Hawkstone · Hawkstone Homeowners’ Association, Inc.: A SECOND HAWKSTONE ASSOCIATION EXISTS AND IS A DIFFERENT PLACE. Hawkstone Community Association, Inc. is registered at 4065 Crescent Park Drive in RIVERVIEW, which is Hillsborough County, and there is a Hawkstone community there. This record is the 2024 one on date alone; nothing read names Sarasota, so confirm which corporation issues the budget before relying on it.
  • Sage Park · Sage Park Townhome Association, Inc: A SAGE PARK HOMEOWNERS ASSOCIATION ALSO EXISTS, filed in 2023 and managed from Celebration. Nothing read establishes whether it covers the same land or a different Sage Park. The one recorded here is chosen because it says townhome and because its date matches a community only now coming to market.
  • Lido Key · Lido Key Residents Association, Inc.: THIS IS ALMOST CERTAINLY NOT A GOVERNING BODY, and it is recorded so that nobody mistakes it for one. Lido Key is a barrier island of many separate condominiums and houses, not a platted community with one association, and a RESIDENTS association registered at an apartment is the shape of a voluntary civic and advocacy group. It cannot levy or enforce against your unit. The body that governs a Lido Key home is its own building’s condominium association or its own subdivision’s association.
  • North River Ranch · Crescent Creek at North River Ranch: Whether Crescent Creek is a separate association or simply a named phase under the master has not been established from the documents themselves. Listed as a sub-association provisionally, and the documents are shown under the master as well.
  • Del Webb Explore · North River Ranch Neighborhood Association, Inc.: THIS IS THE WIDER DEVELOPMENT, NOT THE NEIGHBOURHOOD. Del Webb Explore has its own association, recorded separately here, and a master of this kind normally applies ON TOP of it rather than instead of it. Which parcels are members has not been read from the recorded declaration, and North River Ranch contains neighbourhoods this site does not list, so do not read this as covering only Del Webb Explore.
  • Seaire · Parrish Lakes Community Development District: The district’s OWN documents never name Seaire: not the FY2027 adopted budget, not the 118-page boundary amendment ordinance. The link rests on the builder’s sheet alone. To settle it, read the assessment roll behind the adopted budget, or the boundary legal description, against the Seaire plat.
  • Rye Ranch · Rye Ranch Community Development District: THIS DISTRICT NO LONGER EXISTS. It was dissolved on 17 January 2024 and merged into the Northlake Stewardship District, which now governs and assesses Rye Ranch. This record is kept because its documents remain the history of the community’s debt, not because it is the body to contact.
  • Prosperity Lakes Active Adult 55+ · Prosperity Lakes Community Association, Inc.: THIS SITE LISTS THE 55-PLUS SECTION, AND THIS ASSOCIATION IS NAMED FOR THE WHOLE COMMUNITY. Prosperity Lakes has an all-ages part as well as the gated 55-plus section this page describes, and no separate 55-plus association appears in the register. A community association of this shape usually covers everything with the age restriction applied by a supplemental declaration over one section, but that has not been read.
  • Oakfield Trails · Oakfield Trails Homeowners Association, Inc.: THIS COMMUNITY IS GOVERNED IN PHASES. The register also holds OAKFIELD TRAILS PHASE II HOMEOWNERS NEIGHBORHOOD ASSOCIATION and OAKFIELD TRAILS PHASE III NEIGHBORHOOD ASSOCIATION, both active and both filed in 2023, and an OAKFIELD TRAILS OF MANATEE NEIGHBORHOOD ASSOCIATION that is inactive. A buyer in a later phase is likely governed by this association AND a phase association. Establish which phase an address sits in before quoting a fee.
  • The Towns at Firethorn · Firethorn Community Association, Inc.: THIS IS THE WIDER DEVELOPMENT, NOT THE TOWNHOME ENCLAVE. No separate Towns at Firethorn association appears in the register, which is ordinary for an enclave this new. A townhome section usually has its own association once it is turned over, so expect a second body here in time, and expect this one to apply on top of it.
  • Riversong · Riversong Community Association, Inc.: A RIVERSONG DISTRICT ALSO EXISTS AND IS NOT RECORDED HERE YET. Riversong Community Development District appears in Florida’s register of active special districts for Manatee County, and unlike almost every other district in this region it publishes NO WEBSITE there, which is why nothing has been linked. Chapter 189.069 requires districts to maintain one, so for this district the county budget posting is likely the only public document. A Riversong owner should expect a district assessment on the tax bill IN ADDITION to these association dues.
  • Riviera Dunes · Riviera Dunes Master Association, Inc.: THIS IS THE MASTER OVER SEVERAL DISTINCT PRODUCTS. This site itself says Riviera Dunes contains multiple residential neighbourhoods, and the condominium register bears that out: Laguna at Riviera Dunes I through IV, Bel Mare with 124 units and The Palms at Riviera Dunes with 58 are all separate projects on Riviera Dunes Way and Haben Boulevard. A RIVIERA DUNES OWNERS’ ASSOCIATION and a RIVIERA DUNES MARINA CONDOMINIUM ASSOCIATION also exist. Establish which body covers a specific address.
  • Laguna at Riviera Dunes · Laguna at Riviera Dunes I Condo Assn Inc: EACH BUILDING IS ITS OWN ASSOCIATION, so the fee, the reserves and the milestone inspection belong to one building and not to all four. The 168 units the four declarations create is eight more than the 160 this page records, which is the ordinary gap between what a declaration creates and what a roll assesses.
  • Imperial Lakes Estates · Imperial Lakes Estates Condo Assn, Inc: THESE ARE LAND CONDOMINIUMS, NOT A HOMEOWNERS ASSOCIATION, and that is the thing to know before buying here. This site calls Imperial Lakes Estates resident-owned, and the legal form the register gives it is three LAND CONDOS: the land itself is the condominium property. It is governed under Chapter 718 rather than Chapter 720, which changes the disclosure a seller owes you, the reserve rules the association must follow and what you are actually buying. Ask for the declaration, not a set of HOA covenants.
  • Tropic Isles · Tropic Isles Co-op, Inc.: A COOPERATIVE IS NOT A HOMEOWNERS ASSOCIATION AND NOT A CONDOMINIUM, and the difference is the most important fact on this page. In a co-op you buy SHARES in the corporation and a proprietary lease of your home, not a deed to real property. That changes how it is financed, since many lenders will not write a conventional mortgage against shares, how it is taxed, and how it is sold, since the board commonly approves buyers. Ask for the share certificate terms and the occupancy agreement, not a declaration of covenants.
  • Fairways at Imperial Lakewoods · Fairways at Imperial Lakewoods Phase 1A-1 Homeowners’ Association, Inc.: THE CORPORATE NAME SAYS PHASE 1A-1, so this governs one phase of a community this site records as 300 or more homes. Other phases will have their own associations, and they are not recorded here. Establish which phase an address sits in before quoting a fee.
  • Palmetto Point · Palmetto Point Civic Association, Inc.: THE WORD CIVIC IS THE WARNING. This site describes an established waterfront neighbourhood of 527 homes dating to 1956, and a civic association in a neighbourhood of that age is usually a VOLUNTARY body that speaks for residents rather than one that levies assessments or enforces covenants. Do not read this as evidence of mandatory dues, and do not read the absence of a mandatory association as the absence of restrictions: a 1956 plat can carry recorded deed restrictions that bind a lot today.
  • Heritage Harbour · Heritage Harbour Master Association, Inc.: THIS IS THE MASTER ASSOCIATION FOR THE HERITAGE HARBOUR DEVELOPMENT, BUT WHICH NEIGHBOURHOODS ARE MEMBERS HAS NOT BEEN READ. This site lists River Strand, Stoneybrook at Heritage Harbour, Lighthouse Cove, The Crossings, River Heritage and Westhaven at Heritage Harbour inside the development. A master association normally binds every residential parcel in a development and would then apply ON TOP OF each neighbourhood’s own association, but that has to come from the recorded declaration and the declaration has not been read. Do not assume it covers a specific address, and do not assume it does not.
  • Palma Sola Park · The Palma Sola Park Association, Inc.: WHETHER THIS BODY GOVERNS ANYTHING HAS NOT BEEN ESTABLISHED, and the difference is the whole point of this record. Palma Sola Park is a historic waterfront neighbourhood with houses from 1949 onward, which is generations before mandatory homeowners associations became normal, and this site records NO association fee for it. An association registered at a resident’s home in a neighbourhood of that age is far more often a VOLUNTARY civic or neighbourhood group with no power to assess or enforce than a mandatory association. Do not read this record as proof of mandatory dues. Equally, do not read the absence of a mandatory association as proof there are no restrictions: individual plats in neighbourhoods like this one frequently carry recorded deed restrictions that run with the land, and only a title search on a specific parcel will show them.
  • Glen Lakes · Glenn Lakes Association, Inc.: A SECOND GLENN LAKES NOT-FOR-PROFIT WAS REFUSED, and it is worth knowing why. Glenn Lakes CERT, Inc. is a Community Emergency Response Team registered at a resident’s home address. It is a volunteer group, not a governing body, and it cannot levy or enforce anything. It is cited above only because its officers place the community geographically.
  • The Trails · The Trails Owners Association, Inc.: THE NAME IS NOT UNIQUE AND NOTHING READ NAMES MANATEE COUNTY. Florida has several associations called The Trails, in Merritt Island, Montverde, Palm Coast, Pembroke Pines, Callahan and Countryside among others, so this match rests on the filing date against the plat dates and on a Gulf-coast managing agent, not on an address inside the community. Confirm which corporation issues the estoppel letter before relying on it.
  • Legends Cove · Legends Cove Master Association, Inc.: A LEGENDS COVE CONDOMINIUM ASSOCIATION ALSO EXISTS AND IS NOT RECORDED HERE. Legends Cove Condominium Association, Inc. (N08000000869) is active but was filed on 25 January 2008, sixteen years before the master association and long before the community this site describes went on sale. Nothing read establishes whether it covers the same land. That matters more than usual here, because this site records Legends Cove as COACH HOMES, and coach homes are often condominiums rather than lots. Ask which document governs a specific unit before relying on either.
  • Boca Royale · Boca Royale Golf Property Owners Association, Inc.: A BOCA ROYALE GOLF PROPERTY OWNERS MAINTENANCE ASSOCIATION, UNIT 10 also exists, so part of the community carries a second body. Establish which unit an address sits in.
  • Grand Palm · Grand Palm Master Association, Inc.: THE REGISTER ALSO HOLDS GRAND PALM NEIGHBORHOOD ASSOCIATION #1 AND #2, both active, so this master sits over numbered neighbourhood associations and an owner is likely subject to two. This site records association dues of $207 to $800 and a CDD assessment of $575 to $2,600 for Grand Palm, a spread wide enough that the neighbourhood matters.
  • Sunstone Lakeside · Sunstone at Wellen Park Homeowners Association, Inc.: THIS SITE LISTS THE LAKESIDE SECTION AND THIS ASSOCIATION IS NAMED FOR SUNSTONE AS A WHOLE. No separate Sunstone Lakeside association appears in the register, which is ordinary for a section of a community still being built. Expect this body to govern it, and possibly a section association later.
  • Cedar Grove at The Woodlands · Cedar Grove at The Woodlands Homeowners Association, Inc.: THIS COMMUNITY IS GOVERNED IN PHASES. The register also holds CEDAR GROVE AT THE WOODLANDS PHASE 1B and PHASE 2 homeowners associations, both active. A buyer in a later phase is likely governed by this association and a phase association together.
  • Casey Key · The Casey Key Association, Inc.: THIS IS AN ISLAND ASSOCIATION, NOT A COMMUNITY GOVERNING BODY. Casey Key is several separate plats rather than one platted community, its address here is off the key in Venice, and this site records no association fee for it. Treat it as a voluntary body speaking for the island. A specific house on the key is governed by whatever covenants its own plat carries, which only a title search will show.

District records

A district that covers many communities has one record page: how each community was matched, what the district publishes, and every document with its status. The community pages carry a short version and link here.

Filter by community, by the association that issued it, by what kind of document it is, or by how authoritative the source is. Every record is on the page already, so the filters narrow rather than fetch.

Lakewood Ranch Stewardship District adopted debt service fund budget, FY2027

Issued by Lakewood Ranch Stewardship District

Properties carrying bond debt in the East, South, Northwest, Northeast, Taylor and Sarasota sectors. A property inside the district may pay operations and maintenance without carrying bond debt, so this budget does not cover every property the one above does.

Headed "Adopted Debt Service Fund Budget ... FY 2027" and lists assessment revenue by bond series, including Azario 2019A and 2020A and Aurora 2024A.

Lakewood Ranch Stewardship District adopted operations and maintenance budget, FY2027

Issued by Lakewood Ranch Stewardship District

Every property inside the Stewardship District boundary. The operations and maintenance assessment is separate from, and continues after, the bond debt service assessment.

The document is headed "Summary Budget For Operation & Maintenance October 1, 2026 to September 30, 2027" and is the adopted rather than the preliminary version; the preliminary FY2027 budget is published alongside it and is superseded by this one.

Lakewood Ranch Stewardship District FY2027 annual assessments by community and lot size

Issued by Lakewood Ranch Stewardship District

The communities and lot sizes it names, for the year 1 October 2026 to 30 September 2027. This is the document to check before trusting any fee estimate on this site: it gives the debt service and the operations components separately, per lot width, for each bonded community.

Every page is headed "FY2027 Assessments (10/1/26 - 9/30/27)". The FY2026 schedule is published alongside it and is superseded.

Forty-one pages. Communities appear under their bond series rather than alphabetically, and several series carry a community name only as an abbreviation: CCE on pages 3 to 5, LWCN on page 10, LWCNWS on pages 7 and 15. Sections worth reading

  • Pools, spas, screen enclosures · Section 14, page 12Pools and spas must be fenced or screen-enclosed and not visible from the street; water features are not permitted in front or side yards; screen enclosures are black frame with charcoal screens. A deposit is required with a pool or spa ARC submittal, and additional screening planting may be made a condition of approval.
  • Fencing · Sections 15 and 15a, pages 13 to 14
  • Parking · Section 8, page 9
  • Landscape and planting, including mulch and rock · Section 18, pages 17 to 18Contains the permitted-rock provisions and the prohibited ground-cover provision noted under conflicts below.
  • Approved and prohibited plant lists · Sections 18a and 18b, pages 18 to 23

Conflicting provisions, unresolved

Decorative landscape rock is both permitted and prohibited depending on which paragraph you read, and the two are a page apart in the same section. Section 18 on page 17 states that all landscape beds "must be mulched or covered by an approved landscape rock style/color" and that landscape rock "is permitted" up to three inches in diameter in neutral earth tones. Page 18 then lists as not allowed "decorative landscape rock or stone used as ground cover or as bed-edging material". Whether rock covering a landscape bed counts as rock "used as ground cover" is the whole question, and the document does not say. Only the association can state which reading it applies, and an owner should get that in writing from the ARC before buying rock.

  • Section 18, page 17, "Mulch and Decorative Landscape Rock"
  • Section 18, page 18, "Not allowed" paragraph

Flagged, not resolved. Reading two clauses together and picking a winner is legal interpretation, and only the association can say which it meant. Ask them in writing before you rely on either reading.

District budgets and assessment information

Issued by West Villages Improvement District

Every parcel in the district, assessed by unit of development rather than by home value. The district states that its budget breaks the assessment on each property into an operations and maintenance component and a debt component, which is the distinction that decides whether part of what you pay has an end date.

The most recent budget posted on the Financial page at the last check was fiscal 2022-23. More recent adopted budgets appear inside the board meeting books on the district’s Documents page rather than on the Financial page, so no document here is asserted as the current adopted budget. What each kind of document does

Declaration of covenants

The root document. Recorded against the land, it creates the covenants, conditions and restrictions every later document hangs off.

Supplemental declaration

Brings additional land or a neighborhood under the declaration, usually phase by phase. It adds; it does not replace what is underneath.

Amendment

Changes named provisions of a declaration or of the bylaws. The rest of the original stays in force.

Bylaws

How the association itself runs: meetings, voting, the board, quorum. Different job from the declaration, which binds the land.

Articles of incorporation

The corporate charter filed with the state, which brings the association into existence.

Architectural & design standards

What you may build, plant, paint and park, and what needs approval first. Usually adopted by the board, so it can change without a recorded amendment.

ARC application & instructions

The form and the submission process for architectural review.

Rules & regulations

Board-adopted rules on day-to-day use: pets, parking, rentals, amenities.

Association policy

A single-subject policy, such as collections or fining procedure.

Budget & assessments

The adopted budget and the assessment schedule it produces.

Condominium inspection & reserves

Florida's milestone structural inspection and structural integrity reserve study, for buildings they apply to.

District document

Issued by a CDD or stewardship district, which is local government rather than an association, and bills through the property tax bill.

Questions about these documents

Does a community with no documents listed here have no restrictions?
No, and that is the most expensive mistake you could make with this page. Of the 482 communities tracked on this site, 134 have documents on file, 230 have their governing body on record with nothing it publishes linked yet, and 72 have no governing body in any public register as of the date each one shows. A blank row means one of those things, or that the association publishes to owners behind a login. Nearly every platted community in Sarasota and Manatee County has a recorded declaration whether or not it is easy to find, and it binds you from the day you close. Ask me and I will go and look for the specific one you care about.
Are these the current, controlling versions?
Only where a record says so, and says why. Each document carries a status: "current, per the source" means something specific was checked, usually that it was the only version of its kind on the association’s own page on the date shown. "Status unconfirmed" means the document is published and nothing establishes whether it is still operative. A board can adopt a revision tomorrow without recording anything, so treat every status here as true on its last-checked date rather than true today.
What is the difference between a declaration, an amendment and a supplemental declaration?
The declaration is the root: recorded against the land, it creates the covenants every later document hangs off. An amendment changes named provisions of it, and leaves the rest standing. A supplemental declaration usually brings additional land or a neighborhood under the same scheme, phase by phase, and again does not displace what is underneath. So a lot in a late phase is typically subject to the original declaration, the supplement that added its phase, and any amendments, all at once. None of the three cancels the others.
What is the difference between the master association and my neighborhood association?
A master association binds every parcel in the development; a sub or neighborhood association binds one village, one set of townhomes or one building. Most owners in a master-planned community are subject to both, and sometimes to a community development district on top, which is local government rather than an association and bills through the property tax bill. Each record here says which body issued it and what land it reaches, because the same lot can be governed by three documents with different rules.
Why are architectural standards not recorded with the county?
Because they usually do not have to be. A declaration is recorded and runs with the land; design standards are typically adopted by the board under authority the declaration gives it, which means they can be revised without a recorded amendment and without a vote of the owners. That is why a design-standards document carries a version and a date here, and why the version on the association’s page can change between one visit and the next.
The documents say two different things. What now?
Then that is what this page says, and it stops there. Where a document appears to contradict itself, the conflict is flagged with both references and left unresolved, because reading two clauses together and declaring a winner is legal interpretation. The association is the only body that can state which reading it applies, and for anything you plan to build, plant or paint, get that answer in writing from the architectural review committee before you spend money on it.

Need the documents for a specific address?

Tell me the community or the address and I will go and find the declaration, the amendments and the current design standards, plus the association's budget and financials. On a condominium I pull the structural reserve position too, because that is what decides the real cost.
