Why it applies, and how each community was matched
The district names each community it covers in its own FY2027 adopted assessment schedule or, where a community carries no bond debt, in its adopted FY2027 operations and maintenance budget. It levies two separate yearly assessments, a bond debt service assessment and an operations and maintenance assessment.
Each of these is named in the district’s own FY2027 adopted assessment schedule, which sets the debt service and operations assessments community by community and lot size. That is the district assessing the community by name, which is stronger evidence of applicability than a boundary drawing. Several appear under a bond series rather than their own heading: Savanna, Indigo, Mallory Park, Arbor Grande and Woodleaf Hammock are the single-family rows of the LWCN 2015 bond; Esplanade Golf and Country Club, Harmony and Bridgewater are rows of the LWCNWS 2020 bond; Palisades is the LWCNWS 2018 bond; Solera and Cresswind are the NE Sector Phase 1A 2018 bond. A further eleven rest on the adopted FY2027 operations and maintenance budget, which allocates the district’s operating budget sector by sector and community by community under the heading "Estimated EDUs by community", naming the builder and the unit count for each: Amber Creek is Amber Creek, NW Corner of 44th & White Eagle, Parcel Y, 84 EDU; Avalon Woods is Avalon Woods, NW Corner of 44th & Lorraine, NVR/Ryan Homes, 217 SF and 122 SF attached; Monarch Acres is Monarch Acres, 8 EDU, East Sector; Monterey is MONTEREY AT LWR, 113 EDU, Southeast Sector, none platted as of May 2026; Stillwater is Stillwater, 105 EDU, East Sector; Waterbury Park is Waterbury Park, SW corner of Masters & Bournside, 21 EDU, East Sector; Waterside - LakeHouse Cove is LAKEHOUSE COVE, Homes by Towne, 626 SF. That table answers applicability for communities carrying no bond debt, which the assessment schedule could never have named.
Notes on this district
The district was established on 17 June 2005 by Chapter 2005-338, Laws of Florida, under Chapter 189, Florida Statutes, and its boundaries cover more than 25,000 acres across Manatee and Sarasota counties. It levies two separate non-ad valorem assessments each year, a bond debt service assessment and an operations and maintenance assessment, and the FY2027 schedule splits them per lot size. Three Lakewood Ranch communities on this site are still not attached to any governing body. Esplanade at Cammaray and EverCreek appear in no district document at all, which is consistent with communities announced after the budget was projected in May 2026 rather than with an absence of governance. Windward sits in its own community development district, recorded separately. One figure here is worth carrying across: the O&M budget puts Stillwater at 105 EDUs, which matches the 105 homes this site publishes and not the 276 completed parcels the county roll join returned. That join was already withheld as unresolved, and this is independent support for withholding it. Checked again on 12 October 2026 against the Manatee County subdivision register, which plats the community as STILLWATER AT LAKEWOOD RANCH PH I AND II with 127 parcels, 110 of them carrying a house number. Three sources now agree on roughly 105 to 110 homes.
