Bradenton, FL
Central Park
A gated Neal Communities neighborhood north of State Road 70, 330 houses on the county roll built between 2010 and 2015, organized into neighborhoods named for American parks. Everything here points at one place: a 10-acre recreation park with an adventure playground, a children's splash park and pavilion, tennis courts, a ball field big enough for baseball, soccer or football, two separate dog parks, a butterfly garden and walking and biking trails. It is a family and dog community rather than a golf one, and only 41% of houses have a private pool because the park does the work.

Michael’s Take
Pays a Lakewood Ranch STEWARDSHIP assessment, $982-$1,666 assessed, not a CDD; MLS data has this wrong. This community is also listed on this site under Lakewood Ranch, which is where it physically sits; the two pages should be consolidated.
How Central Park compares
At an estimated $5,006 a year in combined HOA and CDD, Central Park sits about 181% above the Bradenton median of $1,783, ranking 17 of the 23 Bradenton communities whose fees this site tracks.
Estimates from the same dataset behind the fee pages and the True Cost Index. Fees vary by lot size and sub-association, and change with each budget.
Governing Documents
HOA & community documents for Central Park
4 documents published by the association, plus district records, and linked to the page each one lives on. Nothing is copied here, so you read whatever they publish today.
Central Park Neighborhood Association, Inc.
AssociationMatched to Central Park because: Florida’s Division of Corporations register records this as an ACTIVE not-for-profit corporation, document number N10000003464, filed on 6 April 2010, with its principal address at 6311 Atrium Drive, Suite 209, Lakewood Ranch. THREE THINGS AGREE. The filing date sits at the start of the 2010 to 2015 construction this site reads from the county roll. The address is in Lakewood Ranch, and it is the same one the register gives for River Club Homeowners Association, already recorded on this site. And Central Park appears by name on the Lakewood Ranch District Map, also linked here. FOUR NAMESAKES WERE REFUSED and every one is somewhere else: Central Park Master Association in LAKE SUZY, Central Park Owners’ Association in NAPLES, Central Park Homeowners Association in BOCA RATON, and a 90-unit Central Park condominium on Wood Street in SARASOTA. A CENTRAL PARC Community Development District, spelled with a C, exists in Sarasota County and is a different place again.
Who to contact
- Contact role
- Not-for-profit corporation registered with the Florida Division of Corporations
No officer, director or registered agent is listed here. The register publishes them by name and several give a home address; none of that belongs in a public directory of community documents.
Board members and officers are not listed here. They change often, and their names are on the association’s own records and in the state’s corporate filings, which is where they should be read from rather than from a page that cannot keep up.
Central Park Neighborhood Association, Inc.
No public documents have been located for this association yet.
Nothing found is not the same as nothing in force. Every community in Florida with an association has governing documents; this says only that they have not been found in a public place.
District documents
A community development or stewardship district is a unit of local government, not an association. Its assessment is billed with your property taxes rather than by the association, and its rules are public records of a different kind. Shown separately for that reason.
Lakewood Ranch Stewardship District
Why it applies to Central Park: The district names each community it covers in its own FY2027 adopted assessment schedule or, where a community carries no bond debt, in its adopted FY2027 operations and maintenance budget. It levies two separate yearly assessments, a bond debt service assessment and an operations and maintenance assessment.

The governing body is known and nothing it publishes is public. That is a gap in what has been published, not evidence that the community has no restrictions. This list records what has been found in public, not everything that governs the property. Before an offer I pull the full document set for the specific address along with the association’s budget and financials.

Central Park FAQ
Who builds homes in Central Park?+
Central Park is built by Neal Communities. Those homes now trade as resales rather than through the builder, so the original warranty has usually expired and the condition of the specific house matters more than who built it. Roof age is the first thing to establish, because Florida insurers weight it heavily.
What kind of homes are in Central Park?+
Central Park offers single-family. As single-family housing, the roof, the exterior and the insurance on the structure are yours rather than an association's, which is the main practical difference from a villa or condominium. What a specific home includes, and what the association maintains, is set out in that community's documents and is worth reading before an offer rather than after.
Is golf membership required at Central Park?+
Golf is central to Central Park, but living in a golf community and holding a golf membership are two different things and the distinction costs real money. Membership structures vary: some are required with the home, some optional, some sold separately to non-residents, and some carry a waiting list. Confirm which applies to the specific address, and the current dues, directly with the club before relying on it.
What amenities does Central Park have?+
Central Park offers 10-acre recreation park, Adventure playground, Children's splash park and pavilion, Tennis courts, Ball field for baseball, soccer or football, among others. Worth separating two things that often get blurred together: amenities the HOA maintains and which every owner pays for, and club or golf facilities that may require a separate membership on top. Which category each amenity falls into determines your actual annual cost, and it is set out in the community documents rather than in any listing.
Does Central Park have a CDD fee?+
Yes. Central Park carries an estimated CDD assessment of $982 - $1,666, on top of an HOA fee estimated at $2,368 - $4,996 yearly. A community development district assessment can have two components, and they behave differently: debt service repays the bonds that funded the roads, drainage and amenities, and ends when those bonds are retired, while an operations and maintenance charge pays to run what the bonds built and does not. Both are billed with your property taxes rather than by the association, and both are separate from the HOA. Assessments are set annually and vary by home and phase, so confirm the current components for the specific address.
What flood zone is Central Park in?+
The flood zone recorded for Central Park is X. Zones beginning A or V are the higher-risk categories, where a federally backed mortgage generally requires flood insurance, while zone X is lower risk and coverage is usually optional. Flood zone is assigned per property rather than per community though, and elevation can change both the requirement and the premium substantially, so get the zone and the elevation certificate for the exact address rather than relying on a community-level figure.
