Del Webb vs. Cresswind vs. Esplanade: which active-adult community near Sarasota actually fits you?

Four communities dominate the active-adult conversation in the Sarasota–Lakewood Ranch market, and they are not interchangeable. Del Webb Lakewood Ranch and Cresswind Lakewood Ranch are true age-restricted 55+ communities. Del Webb BayView in Parrish is age-restricted at a lower price point. The Esplanade communities are resort-lifestyle neighborhoods with no age restriction — popular with the same buyers, but a fundamentally different living environment. Which one fits you comes down to four questions: do you want age restriction or just an active lifestyle, do you golf, what’s your all-in monthly budget including CDD fees, and how important is being inside Lakewood Ranch proper?

Who each community fits — and who it doesn’t
Del Webb Lakewood Ranch
Fits you if you want the most established 55+ social infrastructure in the area — the club calendar is genuinely full, and the lifestyle director role is real, not a brochure line. It doesn’t fit you if you’re set on new construction (it’s essentially a resale community now) or if you want golf inside the gates.
Cresswind Lakewood Ranch
Fits you if you want 55+ with a newer home and a wellness-oriented amenity design rather than a country-club feel. It doesn’t fit you if a mature, fully-formed social scene is your top priority — newer communities take a few years to build that, and pretending otherwise would be selling you a brochure.
Del Webb BayView
Fits you if the Del Webb lifestyle matters more than the Lakewood Ranch address — same builder, same model, meaningfully lower entry price in Parrish’s value corridor. It doesn’t fit you if you want to be 10 minutes from Waterside Place, UTC, and Sarasota’s dining — you’re trading proximity for price, and that’s a real trade, not a footnote.
Esplanade at Azario
Fits you if you golf, want resort-level amenities, and like the energy of a community that isn’t age-restricted. It doesn’t fit you if you specifically want 55+ living — Esplanade is all ages, which means school-age families are your neighbors, and if that’s a negative for you, you should know it before you fall in love with the Bahama bar.
The question that actually decides it
Here’s what I ask every active-adult buyer before we tour anything: when you picture a Tuesday afternoon three years from now, are you at a club meeting, on a golf course, or at the beach? The first answer points to Del Webb or Cresswind. The second points to Esplanade. The third means we should also talk about communities this page doesn’t cover — and about drive times, because none of these are beach communities, whatever the marketing photography implies. West Sarasota and beach-proximate options are a different conversation with different tradeoffs.
