Michael’s Take

The figures here are the builder's rather than the county's, so this page carries no assessed home count and no district figure. Weekley says the community is zoned to Haile Middle and Parrish Community High; confirm with the district. David Weekley's terms bar linking to its site, so its plans appear here as plain-text facts.

Eastlyn Homeowners Association, Inc.

Master association

Matched to Eastlyn because: Florida’s Division of Corporations register records this as an ACTIVE not-for-profit corporation, document number N25000004037, filed on 7 April 2025, with its principal address at 18940 North Dale Mabry Highway, Suite 101, Lutz, FL 33548. THE PRINCIPAL ADDRESS IS A MANAGEMENT OFFICE, NOT AN ADDRESS INSIDE THE COMMUNITY, so the address could not do the confirming here and the match rests on the other facts named above. Those facts are unusually clean for a name match: the register holds only four Eastlyn entities in the entire state and only one of them is an association, so there is no near-miss to confuse it with. An April 2025 filing also matches a David Weekley community this site records with a 2026 source check. A Lutz management address is ordinary for a builder whose Tampa division runs the association in its first years.

No officer, director or registered agent is listed here. The corporate register publishes all three by name, and several give a home address; none of that belongs in a public directory of community documents.

Board members and officers are not listed here. They change often, and their names are on the association’s own records and in the state’s corporate filings, which is where they should be read from rather than from a page that cannot keep up.

Eastlyn Homeowners Association, Inc.

No public documents have been located for this association yet.

Nothing found is not the same as nothing in force. Every community in Florida with an association has governing documents; this says only that they have not been found in a public place.

The governing body is known and nothing it publishes is public. That is a gap in what has been published, not evidence that the community has no restrictions. This list records what has been found in public, not everything that governs the property. Before an offer I pull the full document set for the specific address along with the association’s budget and financials.

Eastlyn FAQ

Does Eastlyn have new construction homes?+

Yes, Eastlyn is actively building in Bradenton. Builder pricing and incentives change often, so I can send the current list and represent you with the developer. What fee you owe, if anything, is set out in the written buyer-broker agreement we sign before touring; developer registration rules are confirmed for your specific purchase. Loop me in before your first model visit.

Who builds homes in Eastlyn?+

Eastlyn is built by David Weekley Homes. Two things matter if you are buying new here. Register your agent on the FIRST visit: most builders pay the buyer-agent fee, but only if representation is declared before you tour, and afterwards it is usually too late. And a builder's contract is their contract, not the standard Florida form, so the deposit terms, the completion date and what happens if the build runs late are worth reading closely.

What kind of homes are in Eastlyn?+

Eastlyn offers single family, with floor plans of 3-5 bedrooms. As single-family housing, the roof, the exterior and the insurance on the structure are yours rather than an association's, which is the main practical difference from a villa or condominium. What a specific home includes, and what the association maintains, is set out in that community's documents and is worth reading before an offer rather than after.

What amenities does Eastlyn have?+

Eastlyn offers No CDD fees, per David Weekley, 45-foot homesites, Passive park, Across from Gene Witt Elementary. Worth separating two things that often get blurred together: amenities the HOA maintains and which every owner pays for, and club or golf facilities that may require a separate membership on top. Which category each amenity falls into determines your actual annual cost, and it is set out in the community documents rather than in any listing.
