Residences at The Ritz-Carlton

Forty-nine residences over 17 floors at 1111 Ritz-Carlton Drive, completed in 2001 above the hotel, with access to its spa, fitness center and dining. Distinct from the Tower Residences at 35 Watergate Drive, a separate 80-unit building completed two years later. The two are routinely listed interchangeably and carry different fees and service packages, so confirm which one a listing actually describes.

Michael’s Take

County roll: 49 assessed units at 1111 Ritz-Carlton Dr, built 2001. Secondary sources reporting 86 units are wrong. Only two completed Ritz-branded complexes exist on the roll, this and the Tower Residences. A third, The Ritz-Carlton Residences, Sarasota Bay at The Quay, is under construction; its developer, Kolter Urban, reports 78 residences with delivery expected late 2026, and it will not appear on the roll until completed. Confirm which building any listing means before comparing fees.

How Residences at The Ritz-Carlton compares

At an estimated $51,468 a year in combined HOA and CDD, Residences at The Ritz-Carlton sits about 276% above the Sarasota median of $13,676, ranking 83 of the 90 Sarasota communities whose fees this site tracks. There is no CDD assessment here, which is what keeps that figure down.

Residences at Sarasota Condo Assn Inc

Condominium association

Matched to Residences at The Ritz-Carlton because: The Florida Department of Business and Professional Regulation’s register of condominium projects records this in Sarasota County at Ritz-Carlton Drive, Sarasota, declaring 50 units, under project number PR1G025211, recorded on 6 November 2001. This site records forty-nine residences over 17 floors at 1111 Ritz-Carlton Drive; the register declares fifty on Ritz-Carlton Drive, recorded in November 2001. A difference of one is ordinary and often a manager’s unit. Note that the register writes the street number as 111 and the postcode as 32436, both of which look like transcription slips for 1111 and 34236.

Applicability not settled. THIS SITE LISTS A SECOND RITZ-CARLTON ENTRY, The Grand at The Ritz-Carlton, described as the upper residential floors of the hotel. No separate association for it appears in the condominium register. That is consistent with those floors being part of the hotel rather than a separate condominium, but it has not been established, so do not assume this association covers them.

No officer, director or manager is listed here. The state register publishes a managing entity, named above as an organisation, and nothing from an individual’s record is reproduced.

Board members and officers are not listed here. They change often, and their names are on the association’s own records and in the state’s corporate filings, which is where they should be read from rather than from a page that cannot keep up.

Nothing found is not the same as nothing in force. Every community in Florida with an association has governing documents; this says only that they have not been found in a public place.

The governing body is known and nothing it publishes is public. That is a gap in what has been published, not evidence that the community has no restrictions. This list records what has been found in public, not everything that governs the property. Before an offer I pull the full document set for the specific address along with the association’s budget and financials.

Residences at The Ritz-Carlton FAQ

What kind of homes are in Residences at The Ritz-Carlton?+

Residences at The Ritz-Carlton offers bayfront luxury condominium. Attached homes carry an association that maintains the building itself, so the fee covers more than it would on a single-family home and the association's reserves matter to you directly. What a specific home includes, and what the association maintains, is set out in that community's documents and is worth reading before an offer rather than after.

What amenities does Residences at The Ritz-Carlton have?+

Residences at The Ritz-Carlton offers Access to the hotel spa and fitness center, Concierge, Valet parking, In-residence dining. Worth separating two things that often get blurred together: amenities the HOA maintains and which every owner pays for, and club or golf facilities that may require a separate membership on top. Which category each amenity falls into determines your actual annual cost, and it is set out in the community documents rather than in any listing.

Does Residences at The Ritz-Carlton have an HOA or CDD fee?+

Residences at The Ritz-Carlton has an HOA fee estimated at $43,356 - $59,580 yearly, and the fee data for this community records no CDD assessment. A community development district bills through your property taxes rather than through the association, and its assessment can carry two separate components: debt service, which repays the bonds that funded roads, drainage and amenities, and an operations and maintenance charge, which does not end with the bonds. A community without a district avoids both as currently assessed. Figures are estimates, assessments are set annually, and both vary by home and phase, so confirm them for the specific address before relying on them.

What flood zone is Residences at The Ritz-Carlton in?+

The flood zone recorded for Residences at The Ritz-Carlton is X. Zones beginning A or V are the higher-risk categories, where a federally backed mortgage generally requires flood insurance, while zone X is lower risk and coverage is usually optional. Flood zone is assigned per property rather than per community though, and elevation can change both the requirement and the premium substantially, so get the zone and the elevation certificate for the exact address rather than relying on a community-level figure.
