District record

West Villages Improvement District (WVID)

West Villages Improvement District, Sarasota County. A district is a unit of local government, not an association. Its assessment is billed with your property taxes rather than by the association, and its rules are public records of a different kind. It covers 18 communities on this site, and this is the one page that holds its whole record.

Why it applies, and how each community was matched

Taken from the list of neighborhoods the district publishes on its own FAQ page, not inferred from geography. The district also publishes the neighborhoods it does not cover.

The district publishes the list of neighborhoods it covers on its own FAQ page, and this match is taken from that list rather than inferred from geography. It also publishes the neighborhoods it does NOT cover, which is why Sarasota National, Grand Palm and Boca Royale are absent from this list: the district states plainly that they are not part of it.

Notes on this district

Created by a Special Act of the Florida Legislature on 17 June 2004 under Chapter 189, Florida Statutes, covering more than 12,000 acres across the City of North Port and unincorporated Sarasota County, divided into separate units of development so each unit pays for its own infrastructure. Two spelling notes worth knowing: the district writes "Wisteria" where this site writes "Wysteria", treated here as the same neighborhood; and the district distinguishes "Boca Royale at Wellen Park", which is inside it, from "Boca Royale", which is not. This site lists only "Boca Royale", so that community is deliberately left unmatched.

The district is a unit of local government, so its meetings are noticed and open and its records are public. Its Board of Supervisors are elected officials and are published with district email addresses on the contact page; they are not reproduced here because the page would go stale and the district’s own list is authoritative.

Board members and officers are not listed here. They change often, and their names are on the association’s own records and in the state’s corporate filings, which is where they should be read from rather than from a page that cannot keep up.

Each links to the page it lives on. Nothing is copied here, so you read whatever the district publishes today. The status on each card says what was checked, and when.

Budget & assessmentsStatus unconfirmed

District budgets and assessment information

Every parcel in the district, assessed by unit of development rather than by home value. The district states that its budget breaks the assessment on each property into an operations and maintenance component and a debt component, which is the distinction that decides whether part of what you pay has an end date.

The most recent budget posted on the Financial page at the last check was fiscal 2022-23. More recent adopted budgets appear inside the board meeting books on the district’s Documents page rather than on the Financial page, so no document here is asserted as the current adopted budget. Ask the district, or read the latest meeting book, before relying on a figure.

Worth reading against this site’s own fee estimates for Wellen Park communities, which are estimates compiled from several sources. Where the two differ, the district’s adopted budget is the sourced figure.

Board meeting books, agendas and minutes

The district as a whole. Meeting books carry the adopted budgets, the assessment resolutions and the engineering reports, which is where a current figure is actually found.

The documents page carried board meeting books through August 2026 at the last check, so it is the live record rather than an archive.

District FAQs, including which neighborhoods are and are not in the district

Applicability itself. This is the page that states which Wellen Park neighborhoods the district covers, and which it does not, and it is the evidence behind every community matched to the district on this site.

Read directly at the last check. The answer names the included neighborhoods and separately names Sarasota National, Grand Palm and Boca Royale as not part of the district.

Sections worth reading

  • Which neighborhoods are included · FAQ, "What neighborhoods are included in the WVID?"
  • Which are not · FAQ, "What neighborhoods aren’t included as part of the WVID?"Names Sarasota National, Grand Palm and Boca Royale. Note that "Boca Royale at Wellen Park" appears in the INCLUDED list, so the two are different places.
  • District versus developer · FAQ, "What is the difference between the WVID and Wellen Park?"The district is a public entity; Wellen Park is the private developer. They are not the same body and do not issue the same documents.

The 18 communities it covers

The governing body is known and nothing it publishes is public. That is a gap in what has been published, not evidence that the community has no restrictions. This list records what has been found in public, not everything that governs the property. Before an offer I pull the full document set for the specific address along with the association’s budget and financials.
