Why it applies, and how each community was matched
This is not a CDD and not a non-ad-valorem assessment. It is an ad valorem millage the City of Sarasota certifies, so it scales with assessed value and appears in the millage section of the tax bill. The match to this community is by its Golden Gate Point street address, not by name.
Florida’s official list of special districts, kept under s. 189.061, records this district as active in SARASOTA County, and the City of Sarasota’s own district page gives its creating ordinance and its boundary. The join to these fifteen communities is GEOGRAPHIC rather than by name: the district covers the public rights of way on Golden Gate Point, and each of these fifteen carries a Golden Gate Point street address in its own record on this site, from 111 at the base of the peninsula to 660 near the tip. Not one of them is named anything resembling the district, which is why no name search could ever have reached it.
Notes on this district
Created on 6 September 2005 by City of Sarasota Ordinance 05-4624 under section 189.4041 of the Florida Statutes, AT THE REQUEST OF THE PROPERTY OWNERS on the point themselves, to build and maintain the streetscape: brick pavers, sidewalks, striped perpendicular parking, undergrounding of all utilities and landscaping. WHAT A BUYER NEEDS TO UNDERSTAND: this is NOT a CDD and it is NOT a non-ad-valorem assessment, so a page here saying no CDD stays correct. It is an AD VALOREM MILLAGE the City certifies to the Sarasota County Property Appraiser and Tax Collector, which means it scales with assessed value instead of being a flat per-unit charge, and it lands in the millage section of the tax bill rather than the assessment section. For the year beginning 1 October 2017 the City set the operating millage at 0.4244 and a separate debt service millage at 0.9901. Those are the rates in the resolution linked here and they are not necessarily current; the City adopts new rates annually.
Who to contact
- Managed by
- City of Sarasota
- Contact role
- Dependent special district of the City of Sarasota; the City Commission is its governing body and the City Auditor and Clerk is its registered agent
The office of the City Auditor and Clerk, 1565 First Street, Sarasota, is the registered office. No individual is named here; the city publishes the current officeholder on the district page.
Board members and officers are not listed here. They change often, and their names are on the association’s own records and in the state’s corporate filings, which is where they should be read from rather than from a page that cannot keep up.
