What County Is Lakewood Ranch In? (Plus Parrish, Wellen Park & the Islands)

Lakewood Ranch famously sits in two counties at once — and which side of the line you buy on changes your property taxes, your school district, and who you call at permit time. Here is the county-by-county answer for Lakewood Ranch, Parrish, Wellen Park, Longboat Key, and the rest of the area.

Short answer: Lakewood Ranch is mostly in Manatee County, but not entirely — the Waterside area is in Sarasota County. Parrish is in Manatee County. Wellen Park is in Sarasota County, largely inside the city of North Port. And Longboat Key manages to sit in both counties at once, with the town line running across the island.

This sounds like trivia until you buy a home here. The county line decides which school district your kids attend, which government sets part of your tax bill, which property appraiser values your home, and where you file for your homestead exemption. Buyers relocating from states with simpler geography get tripped up by this constantly, so here is the full map in plain English.

Lakewood Ranch: one community, two counties

Lakewood Ranch was master-planned across roughly 33,000+ acres that straddle the Manatee–Sarasota county line. The bulk of the community — Main Street, most established villages, and most of the newer construction along State Road 64 and 44th Avenue — is in Manatee County.

The major exception is Waterside, the newer district on the south side, which sits in Sarasota County. That means a family in Waterside and a family two villages north can shop at the same Publix while paying taxes to different counties and sending kids to different school districts.

If a specific school or tax situation matters to your purchase, verify the county and current school assignment for the exact address before you write an offer — assignments and rates are set by the counties and districts and can change. I do this check as a standard part of any Lakewood Ranch home search.

Parrish: unincorporated Manatee County

Parrish is in Manatee County and is unincorporated — there is no city of Parrish. County government provides services and permitting, and there is no separate city property tax layer, which is one reason Parrish new construction tends to price attractively against comparable homes inside city limits elsewhere.

Wellen Park: Sarasota County, city of North Port

Wellen Park confuses more buyers than anywhere else in the region. It is in Sarasota County, and most of the master plan lies within the city limits of North Port — yet many addresses read Venice, FL because of how postal zones work. Practically, that means City of North Port millage applies in most sections, Sarasota County schools serve the area, and your mailing address may still say Venice.

The islands and everywhere else

  • Longboat Key — split between the two counties; the Town of Longboat Key spans the line, with the north end in Manatee County and the south end in Sarasota County.
  • Anna Maria Island (Anna Maria, Holmes Beach, Bradenton Beach) — Manatee County.
  • Siesta Key — Sarasota County.
  • Sarasota, Osprey, Nokomis, Venice, North Port — Sarasota County.
  • Bradenton, Palmetto, Ellenton — Manatee County.

Why the county line matters when you buy

  • Property taxes: each county, city, and special district sets its own millage, so the same list price can carry a different annual tax bill on each side of the line. Run the numbers with my property tax estimator before you commit.
  • Schools: Sarasota County Schools and the School District of Manatee County are separate systems with separate zoning — the district follows the county, not the community name.
  • Homestead exemption: you file with the property appraiser of the county your home sits in.
  • Permits and services: renovations, docks, and additions go through the county (or city) with jurisdiction.

The bottom line

Community names here are marketing geography; county lines are legal geography. Both are real — you just need to know which one you are buying into.
