Wellen Park — formerly known as West Villages — is one of the fastest-growing master-planned communities in the United States, located near Venice in southern Sarasota County. It's the closest thing this market has to a second Lakewood Ranch, with one critical difference: it's still in its early innings, which means more new-construction options, more inventory, and in many cases more competitive pricing. Here's what I tell every buyer considering Wellen Park.

The big picture

Wellen Park spans thousands of acres and will eventually be home to tens of thousands of residents across dozens of neighborhoods. Downtown Wellen anchors the community with restaurants, retail, a performance venue, and CoolToday Park — the spring training home of the Atlanta Braves. The community is connected to Venice's beaches, Gulf-access waterways, and I-75.

Unlike Lakewood Ranch, which has been developing for 30+ years, Wellen Park is still building out. That means active new-construction sales in many neighborhoods, along with established resale communities that are already mature.

Golf communities

Wellen Park has several standout golf communities. Wellen Park Golf & Country Club by Lennar is the flagship — 1,500 homes with an 18-hole bundled course. Sarasota National is a luxury Lennar golf community with an 18-hole championship course, full-service dining, spa, and one of the most complete lifestyle programs in the area. Boca Royale is an established 40-year-old community with a new Neal Communities section, featuring an 18-hole course within a 1,000-acre gated enclave.

Gran Place is a boutique community of just 43 Sam Rogers homes with no-fee access to Plantation Golf & Country Club in Venice, which offers three courses.

Active adult and 55+ options

Esplanade at Wellen Park is a Taylor Morrison community backing up to Myakka Pines Golf Course, with a resort-style pool, wellness spa, culinary center, and full-time Lifestyle Director. It's one of the most amenity-rich active-adult options in the area, with 60 exclusive John Cannon custom homesites alongside Taylor Morrison production homes.

IslandWalk in Wellen Park is one of the area's largest established communities, with 30% of all land permanently preserved, multiple clubhouses, resort pools, and miles of trails.

Family-friendly neighborhoods

Renaissance by Mattamy Homes offers a high-amenity lifestyle with a clubhouse, pool, tennis, pickleball, dog park, and playground at a competitive price point. Palmera features six builders and the widest product-type variety in Wellen Park, including a golf simulator and splash pad. The Shoreview by Toll Brothers is a gated community with resort-style amenities.

Luxury and custom

Everly is Wellen Park's premier custom-luxury neighborhood, built by three of Florida's most acclaimed builders: John Cannon, Lee Wetherington, and Neal Communities. Homes range from the $700s to $2M+. Gran Paradiso offers Tuscan-inspired architecture with a grand clubhouse and resort amenities.

Price ranges and value

Wellen Park generally prices below equivalent communities in Lakewood Ranch. Townhomes and condos start in the $200s-$300s. Single-family homes in communities like Renaissance and Palmera run from the $300s to $600s. Golf and luxury communities range from the $400s into the millions. Custom-home communities like Everly start in the $700s.

One of Wellen Park's advantages is the breadth of builders and product types. In a single community like Palmera, you can compare floor plans from six different builders side by side. That competition tends to keep pricing competitive.

CDD and monthly costs

Most Wellen Park communities carry CDD assessments, which fund the infrastructure — roads, utilities, parks, and common areas. CDD amounts vary by neighborhood and can range from $1,000 to $4,000+ per year.
