Waterside — the Sarasota County side of Lakewood Ranch — is the practical winner for beach and downtown access, sitting closest to University Parkway and the routes west. The established villages near Lakewood Ranch Main Street run a few minutes behind, and the newer villages along the SR 64 and Uihlein corridors trade a longer beach run for newer homes and lower price points.
