About Longboat Key
Eleven miles, two bridges, two counties
Longboat Key is an eleven-mile barrier island with the Gulf on one side and Sarasota Bay on the other, reached by a bridge at each end: the Ringling Bridge to St. Armands and Sarasota in the south, and Longboat Pass to Bradenton Beach and Anna Maria in the north. It is an incorporated town, and unusually it spans two counties. The line runs through the middle of the island rather than around it, so the south end is Sarasota County and the north end is Manatee.
That is not trivia. Which county holds the parcel decides which property appraiser has the record, which tax collector bills you, which school district applies and which emergency management office issues your evacuation order. Of the communities verified here, 36 are assessed in Sarasota County, 40 in Manatee, and five straddle the line. It is the first thing to establish about any address on the key, and almost nobody mentions it.

What you trade, and what you get
Longboat Key asks you to accept a carrying cost that has nothing to do with amenities and everything to do with the Gulf. You give up the predictability of a mainland community, and in exchange you get an eleven-mile barrier island, beaches along its whole western edge, boating on the bay, and a town that has kept itself low-rise and residential. The catch is that the building matters more than the address, and on this island the building is usually fifty years old.

Where these numbers come from
Longboat Key straddles the county line, so the unit counts, build years and heights in this guide were checked against both the Sarasota and the Manatee certified tax rolls, whichever actually holds the parcel. Eighty-one of the 103 communities matched a platted complex, covering 7,682 assessed units, and each community page records which county assesses it. The remaining 22 are mostly platted neighborhoods and resort properties that do not appear in the rolls the way a condominium does; they are named as unverified rather than guessed at.
