Living in Tampa

The Tampa Riverwalk is a 2.6-mile pedestrian path along the Hillsborough River connecting Armature Works, Curtis Hixon Waterfront Park, the Straz Center for the Performing Arts, the Tampa Convention Center, and Sparkman Wharf. Water Street Tampa, a $3.5 billion mixed-use development by Strategic Property Partners, has added residential towers, hotels, restaurants, and retail to the downtown core.

The result is a downtown that is now genuinely livable, with walkable restaurants, waterfront parks, and a growing residential population. Channelside, Harbour Island, and Davis Islands offer downtown living with direct water access.

Historic neighborhoods & culture

Ybor City, Tampa's historic Latin Quarter founded by cigar manufacturers in 1885, is a National Historic Landmark District with brick streets, wrought-iron balconies, and a nightlife and dining scene centered on Seventh Avenue. Seminole Heights has become one of Tampa's hottest neighborhoods for independent restaurants, breweries, and renovated bungalows. Hyde Park and South Tampa remain the premium residential areas with tree-lined streets, Bayshore Boulevard (the longest continuous sidewalk in the world at 4.5 miles), and proximity to everything.

MacDill Air Force Base & military

MacDill Air Force Base sits on a peninsula at the southern tip of Tampa and is home to U.S. Central Command (CENTCOM) and U.S. Special Operations Command (SOCOM). It is a major economic driver and a significant reason why Tampa has one of the largest veteran populations in the Southeast. The base and surrounding military community create strong demand for housing in South Tampa, Riverview, Brandon, and the surrounding area.

South Hillsborough County — Riverview, FishHawk, Lithia, and Wimauma — has seen explosive growth with master-planned communities offering new construction at price points below Tampa proper.
