Moving from Massachusetts to Sarasota: Taxes, Insurance, and the Real Monthly Cost (2026)

Short answer: you trade a state income tax and a New England winter for no state income tax and a homestead exemption with an assessment cap, offset by insurance and community fees. Here is what actually changes and where Massachusetts buyers end up.

Short answer: the Massachusetts-to-Sarasota move trades a state individual income tax and a long winter for a state with no individual income tax, a homestead exemption, and an assessment cap once you are homesteaded. The offsets are insurance, which is structured differently and costs more, and community fees that New England simply does not have an equivalent for.

This guide is the honest version: what actually changes financially, what nobody warns you about, and where Massachusetts buyers tend to land once they have seen the area. I do this relay every month for out-of-state buyers, so the pattern is familiar.

The tax side: what actually changes

Florida levies no state individual income tax. Massachusetts does. That single structural difference is the headline for most households making this move, and for retirees drawing on pensions and retirement accounts it is usually the largest recurring change in the whole budget.

On the property side, Florida has two protections worth understanding before you buy. The homestead exemption reduces the taxable assessed value of your primary residence, and the Save Our Homes cap limits how fast that assessed value can rise year to year once you are homesteaded. Neither is automatic: you have to establish Florida as your permanent residence and file, and the filing has an annual deadline.

One trap specific to buyers from out of state: the taxes the current owner pays are almost certainly not what you will pay. If you buy from a long-time homesteaded owner, their assessed value reflects years under the cap and yours resets to your purchase price. Budget the full bill at your price, never the seller's current figure.

The insurance side: budget honestly

This is where Massachusetts buyers get surprised, and it is the single most common reason a Florida budget breaks. Homeowners, flood, and windstorm are frequently separate coverages here, and a standard policy does not include flood. Whether a lender requires flood insurance depends on the mapped flood zone for the specific address, not the neighborhood.

Two things move the premium materially: the age and condition of the roof, and a wind mitigation inspection, which documents the construction features that qualify for the premium credits Florida requires insurers to offer. Newer construction plus a current wind mitigation report is often meaningfully cheaper to insure than an older home at the same price. Get a real quote during your inspection period rather than an estimate afterward.

The cost structure Massachusetts does not have

Most master-planned communities here carry an HOA fee, and many also carry a CDD assessment, which is repayment of the municipal bonds that funded the community's roads, drainage, utilities and amenities. The CDD arrives on your annual property tax bill as a non-ad valorem assessment, separate from your HOA dues, and it is the cost out-of-state buyers discover last.

Newer communities carry fresher bond debt, so their CDD assessments generally run higher than older neighborhoods that have partly or fully retired theirs. Two similar homes a few miles apart can differ by a few hundred dollars a month in true carrying cost for this reason alone. Shop on the combined figure: payment plus HOA plus CDD plus insurance. I publish fee estimates by community and keep them updated as districts adopt new budgets.

Climate, honestly

New England prepares you for weather but not for this weather. The dry, warm stretch from roughly October through May is the season people move for. The summer is hot and humid with daily afternoon storms, and it asks for a different rhythm rather than a tougher constitution. Most transplants adapt by moving outdoor plans to early morning.

Hurricane season runs June 1 through November 30. The honest framing is preparation rather than fear: build quality, roof age, flood zone, and elevation matter far more than luck, and Florida's building code was strengthened substantially after Hurricane Andrew, so newer construction is built to a different standard than older stock. Ask about all four for any home you seriously consider.

Where Massachusetts buyers actually land

Massachusetts buyers skew toward the coastal and walkable end: downtown Sarasota and the barrier islands for buyers who want to walk to dinner, Venice for a historic downtown that reads familiar, and Lakewood Ranch for buyers who want new construction and amenities over walkability. Condo buyers from Boston are usually the quickest to understand the association-documents work, because they have done it before.
