Area Guide
Living in Parrish
Parrish is the fastest-growing corridor in Manatee County — a rural area that has transformed into one of Southwest Florida's hottest new-construction markets. Located north of Lakewood Ranch and east of Bradenton along the Fort Hamer Road and US-301 corridors, Parrish offers newer homes, larger lots, and lower prices than its neighbors to the south.
The appeal is straightforward: you get brand-new construction with resort-style amenities at price points that Lakewood Ranch and Sarasota can no longer match. The trade-off is a longer drive to the beaches and a commercial infrastructure that is still catching up to the residential growth.

New construction & community options
Parrish has seen a wave of new master-planned communities over the past decade. River Wilderness is a gated golf and country club community of approximately 800 homes on 1,500 acres along the Manatee River. Forest Creek by Neal Communities offers a gated setting with an 18-acre lake. Silverleaf (732 homes, now resale only) and Cross Creek are established family communities.
Newer developments like Summerwoods, Broadleaf, and North River Ranch continue to bring fresh inventory. The variety of builders — Neal, Lennar, D.R. Horton, M/I Homes, William Ryan — means buyers can compare floor plans and pricing side by side.
The Manatee River corridor
The Manatee River defines Parrish's western and southern edges. River communities like The Islands on the Manatee River (exclusive gated waterfront), River Plantation, and Twin Rivers offer river access, kayak launches, and a natural setting that suburban developments farther inland cannot match.
Schools & family life
Manatee County has been investing in new schools to serve Parrish's growth. The area is family-oriented: most communities include playgrounds, splash pads, dog parks, and sports courts. The price-to-amenity ratio is hard to beat anywhere else in the region.
Getting around & who it's for
Parrish is farther from the beaches than Bradenton or Sarasota — Anna Maria Island is 35-45 minutes. I-75 access is available via Fort Hamer Road. The commercial infrastructure (grocery, dining, retail) has been growing but is not yet as developed as Lakewood Ranch or Bradenton. Parrish is right for families and value-driven buyers who prioritize new construction, space, and amenities over proximity to the coast.
Who Parrish is right for
- Families wanting new construction at competitive prices
- Buyers priced out of Lakewood Ranch or Sarasota
- River and nature lovers (Manatee River corridor)
- First-time buyers seeking value
- Buyers who prioritize home size over beach proximity
