The month in review
Sarasota County single-family had its strongest month of the year on price. The median rose 7.8% to $485,000, the sharpest year-over-year gain of any county segment in September, and it came with volume: 681 closings, up 5.4%, and dollar volume of $670.9 million, up 60.8%. Supply stayed tight at 3.7 months, unchanged from August and down from 4.8 a year ago, with 2,629 active listings against 3,137 last September.
Two figures deserve a caveat. Average sale price jumped 52.5% to $985,116 while the median rose 7.8%, a gap that says a small number of very large sales landed in September rather than that the typical house gained half its value. The same arithmetic drives the dollar-volume figure. Elsewhere the market cooled slightly month to month: homes went under contract in 51 days, four days slower than August, and new pending sales slipped 2.8% year-over-year to 619.
If you’re buying
The median is back above $485,000 and supply is under four months, so the discounting window that opened in the spring has closed in this county. The 51-day median time to contract still gives you room to inspect properly and negotiate on a house that has been sitting, which is where the leverage is now, not on new listings.
If you’re selling
This is the month Sarasota County sellers have been waiting for: median up 7.8%, 94.3% of original list price received, and inventory down 16.2%. If you were holding off through the summer softness, the data supports listing. Price to the comparable sales rather than to the average sale price, which September's luxury closings have pushed far above the typical home.
