The month in review

Across the full North Port-Sarasota-Bradenton metro, September single-family prices held at a $485,000 median, up 4.3% year-over-year and exactly level with August. Closed sales were flat at 1,317, up 0.7%. The headline figure, dollar volume up 32.3% to $1.1 billion, is driven by the high end: average sale price rose 31.4% to $813,356 while the median rose 4.3%, so a handful of large closings, not a broad revaluation, account for most of that gain.

The supply picture is consistent across both counties. Active listings fell 9.6% to 5,239 and months of supply dropped to 3.8 from 4.5 a year ago, holding level with August. Homes went under contract in a median 51 days, eleven days faster than last September though five days slower than August. Sellers received 95.0% of original list price, up 2.2 points year-over-year. New pending sales fell 3.2%, the one forward-looking number pointing the other way.

If you’re buying

Metro-wide supply is under four months and the median has been flat for two months at $485,000, so prices are neither running away nor falling. That is the most negotiable market condition there is: you can take time to inspect, and the 51-day median means the pressure to decide in a weekend has gone. Watch new pending sales, down 3.2%, as the signal of whether that continues.

If you’re selling

Two months at the same median and 95.0% of list received say pricing is working when it is realistic. With inventory down 9.6% you have less competition than a year ago, but new pending sales slipping 3.2% means demand is not deepening either. Price at the comparable sales, present the house properly, and expect the 51-day median rather than a first-weekend offer.
