Townhomes, Villas & Maintenance-Free Living FAQ
What is the difference between a villa and a townhome in Florida?+
A villa is typically a single-story attached or detached home with a small yard, often in a maintenance-free community where the HOA handles exterior upkeep. A townhome is a multi-story attached home that shares walls with neighbors. Both offer less maintenance than a traditional single-family home.
What does maintenance-free mean in a Florida community?+
In a maintenance-free community, the HOA covers exterior maintenance including roof, exterior paint, and landscaping of your individual lot. You are still responsible for the interior, but you never have to mow, trim hedges, or coordinate roof repairs. The cost is built into your monthly HOA dues.
Are townhomes a good investment in Southwest Florida?+
Townhomes can be an excellent entry point into the market, especially in desirable master-planned communities like Lakewood Ranch or Wellen Park. They typically appreciate alongside the broader community, offer lower entry prices than single-family homes, and attract strong rental demand if you ever want to lease.
