Longboat Key: Gulf Side vs Bay Side, What Actually Changes? (2026)

Short answer: the Gulf side buys you beach and sunset, the bay side buys you water access for a boat. They also differ in flood exposure, insurance and association rules, and those differences are set per property rather than per side.

The Gulf side

The western side faces the Gulf and the beach. Buyers here are generally buying direct beach access and the view, and a large share of the island's condominium stock sits on this side.

What it does not give you is practical dockage. Open Gulf frontage is not where you keep a boat, so a buyer who wants both a beach walk and a vessel is usually choosing between two properties rather than finding one.

The bay side

The eastern side faces Sarasota Bay and the Intracoastal. This is where the canals, the private docks and the protected water are, and it is the side to look at if a boat is part of the plan.

Three things decide whether a specific bay-side property works for a boat, and none of them can be read from a listing photograph: water depth at the dock, bridge clearance between the property and open water, and whether dock rights attach to that parcel at all. Confirm all three for the exact address and the exact boat before committing.

Flood and insurance do not follow the side

Of the 58 Longboat Key communities with flood data on this site, 37 are in an AE zone, 6 in VE, and 15 split between X and AE. VE is the highest-risk coastal category and carries the heaviest insurance consequences.

Those zones are assigned per property and influenced by elevation, so two homes a few streets apart can carry very different requirements and very different premiums. Get the flood zone and the elevation certificate for the specific address rather than generalising from which way it faces.

Association rules differ too

Rental minimums, pet rules, what the association insures and what it leaves to you all vary building by building on both sides of the island. A building that permits monthly rentals and one that requires annual tenancies are very different investments regardless of the water view.

Read the current association documents for the specific building rather than relying on what is said about Longboat Key generally.
