The practical difference is the drive

St. Armands Circle sits beyond the south end of the island, with downtown Sarasota just past it. From a south-end address both are a short drive. From the north end you are driving the length of Longboat Key first, and in season that is a materially longer journey.

Anna Maria Island lies to the north. For a buyer whose routine points north rather than south, that changes the calculation.

Treat any single drive time with suspicion here. Seasonal traffic on an eleven-mile island with two bridges is the variable that matters, and it does not behave the same in August as in February.

What does not change much

Flood exposure is not a north-south question. Of the 58 Longboat Key communities with flood data on this site, 37 are in AE and 6 in VE, and those assignments follow elevation and position relative to the water rather than position along the island.

Building age is similar at either end: the island's median year built is 1985 across the whole of it, so structural and reserve due diligence applies wherever you buy.

The ownership profile is consistent too. Longboat Key is 18% homesteaded at the median community, so a largely seasonal island at both ends.
