Q2 2026 Market Update
The luxury market breaks out.
Metro-wide, single-family sales of $10 million or more jumped from 1 to 6 transactions this quarter — a 500% increase. Manatee County led every luxury price band. Meanwhile, condo sales rose double digits in every county even as prices held nearly flat.
Single-family: broad growth, tight inventory
Manatee County closed 2,376 single-family sales this quarter (+9.8%), at a $479,495 median (+4.2%) — and sellers there captured 95.3% of list price, the strongest ratio in the region. Metro-wide, 4,850 homes closed (+8.6%) at a $480,000 median (+4.3%). Months of supply landed at 4.1 in both — firmly a seller's market.
The luxury breakout
This is the quarter's defining number: metro-wide, single-family sales of $10M+ rose from 1 to 6 transactions (+500%). Manatee's $3M–$4.99M band rose 107.1%, and its $2M–$2.99M band rose 86.7%. Whatever's driving the high end right now, it's showing up hardest in Manatee County.
Condos: Sarasota leads on volume, luxury doubles
Sarasota condo sales rose 17.2% to 1,180 closings — the strongest volume growth of any segment in the county — while the median held flat at $340,000. Sales between $1.25M and $1.49M doubled. Manatee condos rose 10.8% to 854 closings, with the median nearly flat at $306,750.
For buyers
Single-family inventory is tight in both counties. Above $2M, expect real competition — several luxury bands more than doubled. Condos still offer more room to negotiate.
For sellers
A strong quarter across the board, and an exceptional one above $2M. List price received is climbing on both property types — price accurately.
