Sold out or still building changes everything

If your community sold out, you are the only way in

Esplanade at Artisan Lakes, the Taylor Morrison 55+ neighborhood, is sold out and available on resale only. When a community reaches that point the builder is no longer competing with you, and a buyer who wants that specific community and amenity package has exactly one source: an existing owner. That scarcity belongs in your pricing.

If it is still building, the opposite applies

Artisan Lakes itself is still actively selling new homes, and the wider Palmetto corridor continues to add inventory. Where that is true a buyer can choose a brand-new home with incentives instead of your resale, and your pricing has to reckon with it while leaning on what a new build does not include.

The amenity you own may be genuinely rare

Artisan Lakes is built around a Crystal Lagoon, one of the largest in the United States. Amenities like that are not interchangeable between communities, so comparable sales drawn from elsewhere in Manatee County can understate what a buyer will pay to be inside a specific one.

Waterfront and riverfront are their own market

Palmetto sits on the Manatee River with real riverfront and waterfront inventory. Those homes trade on water access, dock and bridge clearance, and flood zone rather than on square footage, and pricing them off non-waterfront comparables in the same zip code is how sellers leave money on the table or sit unsold.

How much is my home worth in Palmetto, FL?

The Manatee County single-family median was $495,000 in July 2026, but Palmetto ranges from established riverfront homes to brand-new master-planned neighborhoods. The biggest single factor is whether your community is still selling new homes or has sold out, because that decides whether you have builder competition at all.

Does it help my price if my community is sold out?

It generally does. Esplanade at Artisan Lakes, for instance, is sold out and resale only. Once a community reaches that stage a buyer who wants it has no builder option, so the only supply is existing owners. That is real scarcity and it should be reflected in the price rather than ignored.

Am I competing with the builder in Palmetto?

It depends entirely on your community. Artisan Lakes is still actively building, and the wider corridor is still adding homes, so some Palmetto sellers do compete with a sales center while others do not compete with one at all. Establishing which situation you are in is the first step in pricing.

How should waterfront homes in Palmetto be priced?

Not off non-waterfront comparables. Water access, dock availability, depth, bridge clearance to open water, and flood zone drive waterfront value far more than interior square footage does. A valuation that ignores those is going to be wrong in one direction or the other.

Is this an instant automated estimate?
