Selling a house and selling a condo are now different jobs
Single-family: the tightest supply in the region
Sarasota County single-family active listings fell 23.4% year over year to 2,736 homes, pulling months of supply down to 3.9. Sellers received a median 94.2% of original list price, up from 91.0%. If you are selling a house, this is the strongest position in either county.
Condos: more buyers, slower decisions
Condo sales rose 33.1% year over year and the median rose 13.3% to $340,000. But median time to contract stretched to 92 days from 72, and sellers still conceded 9.2% off original asking, the widest gap of any segment. Demand came back without urgency coming with it.
Your building’s finances are now part of your price
Florida’s milestone inspection and structural reserve requirements changed what condo buyers ask for. Reserve studies, insurance costs, and assessment history now move a sale more than finishes do. A building with its paperwork in order sells; one without it sits, regardless of how the unit shows.
The average is not the market
Sarasota County’s average condo price rose 62.7% and dollar volume rose 116.5% in July 2026, but that is a small number of luxury closings: 41 sales at $1 million or more versus 12 a year earlier. The median, up 13.3%, is the honest read for most homes. Be careful pricing off a headline average.

Yes, and more than it used to.
