Parrish is one of the most active new-construction corridors in Manatee County. In many communities the builder is still selling phases, which means a buyer can choose between your home and a brand-new one with a warranty and incentives. Most valuation tools have no idea that is happening.
What a new build cannot give them
A finished backyard, mature landscaping, fencing, window treatments, gutters, and an established community with the construction traffic gone. Those are real dollars a buyer would otherwise spend after closing, and they belong in your pricing conversation rather than being given away.

It does not lower your value directly, but it lowers what a buyer can afford to pay, which comes to the same thing at the closing table.
