Flood zone varies street to street

Proximity to the Manatee River and the bay means flood zone is a live question in parts of the city, including downtown and the Riverwalk area. Buyers priced out of newer master plans often discover Bradenton offers gated living without a CDD assessment. If that describes your community, it is a selling point worth stating plainly.
