What Your Home Is Worth, and What You Would Actually Net

How homes really get priced in Lakewood Ranch and Sarasota, every cost that comes out of a Florida sale, and how to build your net sheet before you list.

Start with the number that actually matters

Most sellers start with the list price. The list price is a marketing decision. Your net proceeds are the real outcome, and they are the number to decide on, because two sales at an identical price can hand you very different checks depending on payoff, prorations, what you agreed to pay, and what you spent getting ready.

Everything in this guide is knowable before you list. The right order of operations is simple: get an honest, comparable-based valuation, put every line item on paper, and then decide, with the real number in front of you, whether and when to sell.

If you take one thing from this guide: ask for a written net sheet before you sign a listing agreement, not after you have an offer. Anyone can give you a flattering price. The net sheet is where the honesty shows up.

How your home actually gets priced

Your home is worth what a ready, able buyer will actually pay for it, and the most reliable evidence of that is what buyers just paid for the most comparable homes near you, adjusted for the ways your home differs. That is a different question from what an algorithm guesses, what a neighbor is asking, or what you need it to be worth.

  • Automated estimates are a starting point, not a price. They work from public records and broad trends, and cannot see your condition, upgrades, or floor plan. In master-planned communities they routinely blur together villages with very different homes, fee packages, and amenities.
  • Comparable sales come first: recent closed sales near you, adjusted for condition, upgrades, lot, and fees, informed by an actual walkthrough.
  • Buyers here shop on total monthly cost, the payment plus HOA plus CDD plus insurance. Your carrying costs directly shape what a buyer can offer on your home versus a similar one in a lower-fee community.
  • Roof age matters a great deal, because it drives insurability and premiums, and the buyer's carrier will ask. A recent wind mitigation inspection documents the features that qualify for the premium credits Florida requires insurers to offer, and having it ready removes a common source of buyer hesitation.

Every cost that comes out of a Florida sale

There is no single fixed cost to sell a Florida home. Below is each line item and who customarily pays it in Sarasota and Manatee counties. Read the middle column carefully: custom is not law, and the contract ultimately controls who pays what.

Line itemWho customarily pays hereWhat to know
Agent compensationSeller, fully negotiableNot set by law, and never has been. Agreed in writing in your listing agreement.
Documentary stamp tax on the deedSeller, by custom$0.70 per $100 of the sale price in every Florida county except Miami-Dade.
Owner's title insurance policySeller, by local customPremium follows a state-promulgated rate formula that scales with the sale price. Negotiable.
Settlement / closing feeSplit by agreementCharged by the closing agent. Hundreds, not thousands.
Lien search and recording feesSeller, typicallyPlus small administrative charges: courier, wire, payoff processing.
Association estoppel certificateSellerFlorida law caps what an association may charge for it.
Prorated property taxesSeller credits buyerFlorida taxes are paid in arrears, so you settle your share of a bill that has not arrived.
Prorated HOA / condo dues and CDDSeller credits buyerProrated to the closing date. A CDD rides on the tax bill and prorates the same way taxes do.
Mortgage payoffSellerRequest a written payoff statement, the figure includes interest through the closing date.
Repairs and preparationSeller, discretionarySpend only where comparable sales show the market pays you back.

Customs described are for the Sarasota-Manatee market and are negotiable in every case. This table is a planning tool, not a quote. Your closing agent produces the binding figures at closing.

Agent compensation: negotiable, and in writing

Real estate commissions are not set by law. They are negotiated between you and your listing brokerage and spelled out in your listing agreement. Since the industry-wide rule changes that took effect in August 2024, offers of compensation to a buyer's agent are no longer published on the MLS. Whether to offer anything toward the buyer's agent, and how much, is a strategic decision you and your agent make together, and buyers can also request seller concessions directly in their offer.

For scale: every 1% of a $500,000 sale is $5,000, so this is the line worth the longest conversation. But the number that decides your outcome is still your net. Pricing, preparation, and negotiation can swing your proceeds by more than the commission difference between two agents, which is why I would rather show you a pricing and marketing plan than win a listing on a discount.

Documentary stamps, in real numbers

Florida charges a documentary stamp tax on the deed of $0.70 per $100 of the sale price everywhere except Miami-Dade County. It is one of the few line items you can calculate exactly, today, with no help from anyone.

  • A $400,000 sale: $2,800.
  • A $500,000 sale: $3,500.
  • A $600,000 sale: $4,200.
  • In the Sarasota-Manatee market the seller customarily pays it, though the contract controls.

The fees that catch Southwest Florida sellers

If your home is in an association, the closing agent orders an estoppel certificate, an official statement of your account showing dues and any amounts owed. Florida law caps what an association can charge to produce it. Your regular dues are prorated between you and the buyer as of the closing date.

If your community has a CDD, the annual assessment rides on your property-tax bill, so it prorates exactly the way taxes do. Buyers in this market increasingly ask about CDD balances up front. I publish fee estimates for communities across the region, and I would rather put your community's real numbers in front of a buyer before they ask than let them discover it mid-inspection.
