New & Upcoming Lakewood Ranch Villages: What’s Selling and What’s Coming Next

Lakewood Ranch is only about two-thirds built out, so there’s a lot still coming. Here’s what’s selling now, which villages just sold out, the new amenities opening in 2026, and what’s on the way for 2027.

One thing relocating buyers don’t always realize: Lakewood Ranch is only about two-thirds built out. There are years of new villages, models, and amenities still ahead. Here’s a snapshot from the latest community briefing — what’s selling, what just sold out, and what’s coming.

What’s selling (and selling out)

New construction stayed busy to start the year — about 532 new homes sold across Lakewood Ranch in the first quarter of 2026, with the full year projected around 1,123. Two villages, Lorraine Lakes and Sapphire Point, sold out in Q1, and five more are projected to sell out soon.

New model villages are coming online at Wild Blue, Star Farms, and Stillwater (with another on the way), and prices have been trending up — something I’ve seen confirmed in places like Del Webb Catalina and Calusa Country Club. The takeaway: if a community’s on your list, getting in earlier usually means better lot selection and pricing.

A whole new side: Southeast Lakewood Ranch

The bigger story is to the southeast. Roughly seven new villages are planned there — about 4,500 homes in total — near the end of Fruitville Road, closer to Waterside. It’s designed to be mixed-use but lower-key, without a Waterside- or Main Street-style downtown of its own. If you want newer construction with a quieter feel and quick access to Waterside, this is the area to watch.

On the horizon for 2027

Two future communities are worth keeping an eye on. Esplanade Camaray is expected to start sales in early 2027 — no golf, but offerings similar to Azario Esplanade, with a culinary center still to be determined. And Evercreek, by Pulte, is shaping up as a resort-style community: zero-entry pool, lazy river, and a dog park, with possible multigen and townhome options. The interest list is already live, though pricing hasn’t been released yet.
