Lakewood Ranch and Wellen Park are the two largest master-planned communities in the Sarasota-Bradenton metro. Both offer new construction, resort-style amenities, and attract relocating buyers from across the country. But they sit in different parts of the region and serve somewhat different lifestyles. Location
Lakewood Ranch is centrally located between Bradenton and Sarasota, along University Parkway and State Road 70 in Manatee and Sarasota counties. It has the geographic advantage of being roughly equidistant from Sarasota, Bradenton, and I-75.
Wellen Park (formerly West Villages) is in southern Sarasota County, east of Venice and north of North Port. It sits along River Road and Tamiami Trail (US-41). The Venice area has a smaller-town feel compared to the Sarasota-Bradenton corridor.
Beach proximity
This is one of the biggest differentiators. Wellen Park is 15 to 25 minutes from Venice beaches, Caspersen Beach, and the Nokomis/Casey Key area. Lakewood Ranch is 30 to 40 minutes from the nearest Gulf beaches (Siesta Key, Lido Key, or Anna Maria Island depending on which section of LWR you live in).
If beach proximity is a top-three priority, Wellen Park has the clear advantage.
Home prices
Pricing overlaps significantly between the two communities, but the mix is different. Lakewood Ranch has a wider price range because it includes everything from paired villas in the mid-$300s to estate homes over $2 million in the Country Club.
Wellen Park pricing tends to cluster in the mid-$300s to low $700s for single-family homes. The community is still in active development, so there is more new construction inventory available at a given time compared to the more established sections of Lakewood Ranch.
Town centers and social life
Lakewood Ranch has the more established town center experience. Main Street has been operating for years with restaurants, shops, a movie theater, and regular community events. Waterside Place added a second hub with lakefront dining and the Sarasota Polo Club nearby.
Wellen Park is building Downtown Wellen -- a mixed-use town center with restaurants, shops, a performance pavilion, and public spaces. It is newer and still growing, but already hosts events and has attracted a mix of dining and retail. The CoolToday Park spring training complex (Atlanta Braves) is a major draw during baseball season and hosts events year-round.
Schools
Lakewood Ranch is served by both Manatee and Sarasota County school districts, depending on which section of the community you live in. Several highly rated schools are within or adjacent to the community.
Wellen Park is served by Sarasota County schools. The area has newer schools that have opened as the community has grown. Families should verify current school zone assignments as the area is still developing and zones may shift.
Amenities
Both communities invest heavily in amenities. Lakewood Ranch has multiple country clubs, golf courses, sports campuses (Premier Sports Campus hosts national tournaments), and amenity centers across its villages.
Wellen Park features the Gran Paradiso clubhouse, multiple community pools, parks, trail systems, and the Legacy Trail bike path extension for cyclists. The community is oriented more around outdoor recreation and the natural environment, with preserved green space and water features throughout.
