VA Home Loan Guide for Southwest Florida: What Veterans Need to Know

A practical guide to using your VA loan benefit in Southwest Florida — eligibility, the buying process, VA construction loans, and what to watch for in the local market.

VA loan basics

The VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs. It is available to eligible veterans, active-duty service members, and qualifying surviving spouses. The key advantages:

  • Zero down payment required (within VA loan limits).
  • No private mortgage insurance (PMI), which saves hundreds per month compared to conventional loans with less than 20% down.
  • Competitive interest rates, typically at or below conventional rates.
  • Limits on closing costs that the veteran can be charged.
  • No prepayment penalty.

Eligibility

Eligibility is based on your service history. Generally, you need 90 consecutive days of active service during wartime, 181 days during peacetime, or 6 years in the National Guard or Reserves. Your DD-214 and a Certificate of Eligibility (COE) from the VA confirm your status. Your lender can usually pull your COE electronically.

Using a VA loan in Southwest Florida

VA loans work for most property types in the area: single-family homes, condos (if the condo project is VA-approved), townhomes, and some new construction. There are a few Florida-specific factors to keep in mind:

  • VA appraisals are slightly stricter than conventional appraisals. The VA appraiser checks for minimum property requirements (MPRs) including working utilities, safe access, and a roof in serviceable condition.
  • Flood zone status matters. If the property is in a flood zone, the VA will require flood insurance. Properties in Zone X (minimal risk) do not require it.
  • Termite inspection is required in Florida on VA purchases. The seller typically pays for this.
  • CDD fees are common in Southwest Florida communities. The VA treats these as part of the overall cost analysis, so they can affect your qualifying amount.

VA construction-to-permanent loans

One of the most powerful and underused VA benefits is the VA construction-to-permanent loan. This lets you build a new home with zero down payment. The loan covers the construction phase and then converts to a permanent VA mortgage at completion. Not every lender offers this product, and the process is more complex than a standard purchase. Buying new construction with a VA loan

Most major builders in Southwest Florida accept VA financing. When buying new construction, having a buyer agent who understands the VA process is important. Builder contracts, deposit structures, and timeline requirements differ from resale transactions. I represent VA buyers with builders regularly and make sure the contract protects your interests.

Bring your agent before your first model-home visit so the builder registers your representation. Builder agents work for the builder, not for you.

Common VA loan questions

  • Can I use my VA loan more than once? Yes. You can reuse your VA benefit multiple times. If you have paid off a prior VA loan, your full entitlement is typically restored.
  • Is there a VA loan limit? For veterans with full entitlement, there is no VA loan limit. You can buy above the county conforming limit with no down payment.
  • Do I pay a funding fee? Most veterans pay a one-time VA funding fee (typically 2.15% for first use with no down payment). Veterans with a service-connected disability are exempt from this fee.
  • Can I buy a condo? Yes, if the condo project has VA approval. I can check approval status for any condo you are considering.
