Palmer Ranch and Lakewood Ranch are both master-planned areas with gated communities, pools, and strong resale values. But they appeal to different buyers for different reasons. Here is an honest comparison based on what I see working both markets.
Location and beach access
Palmer Ranch sits in south Sarasota between Clark Road and the Legacy Trail. Siesta Key is 15-20 minutes west. Downtown Sarasota and St. Armands Circle are about 15 minutes north. It is positioned in the middle of the action.
Lakewood Ranch is farther east and farther from the coast — Anna Maria Island is 25-35 minutes, Siesta Key is 30-40 minutes. The trade-off is more space, newer construction, and a self-contained community with its own commercial district (Main Street and Waterside Place).
Communities and housing
Palmer Ranch is established and mature — most homes were built in the 1990s through early 2000s. You get mature landscaping, tree-lined streets, and no CDD fees in many neighborhoods. Stoneybrook Golf & Country Club has an Arthur Hills 18-hole course. Isles of Sarasota offers an all-inclusive HOA with no CDD.
Lakewood Ranch is newer and still expanding, with active new construction across multiple villages. Amenity packages are more resort-oriented: fitness centers, lifestyle directors, resort pools, pickleball courts. But newer construction typically means CDD fees, which raises the monthly cost. More product variety — from townhomes to $7M+ custom estates.
Monthly cost comparison
Here is the key difference many buyers miss: Palmer Ranch homes often have no CDD fees and moderate HOA dues, while Lakewood Ranch homes frequently carry both HOA and CDD assessments.
