Sarasota County and Manatee County operate separate school districts. Sarasota County schools consistently rank among the top-performing districts in Florida. Manatee County has been investing heavily in new school construction to keep up with growth in communities like Lakewood Ranch, Parrish, and Wellen Park.

Lakewood Ranch — the family hub

Lakewood Ranch is the center of gravity for families in this market. The community has multiple A-rated schools within its boundaries, extensive trail systems, sports campuses, and a Main Street district with restaurants and shopping. The newer villages offer resort-style pools, playgrounds, and community programming.

Specific family-friendly villages include Sapphire Point (up to 6-bedroom floor plans), Mallory Park (walkable to A-rated schools), and Cross Creek in Parrish (zero-entry heated pool, splash pad, fishing pier). For families who want more space, the newer Parrish-area communities like Forest Creek and Summerwoods offer larger lots at lower price points.

Palmer Ranch — established Sarasota living

Palmer Ranch is a large master-planned area in south Sarasota with established neighborhoods, mature landscaping, and easy access to both I-75 and the beaches. Isles of Sarasota is a gated community of 674 homes with an 11,000 sq ft clubhouse, four Har-Tru tennis courts, and an all-inclusive HOA that covers cable, internet, lawn care, and exterior maintenance — no CDD fees.

Renaissance by Mattamy Homes offers a clubhouse, pool, tennis, pickleball, dog park, and playground. Palmera features six builders and a standout amenity package including a splash pad. The Isles of Wellen Park by Toll Brothers is a gated waterfront community. New schools are being built to serve the growing population.

Bradenton — value for families

Bradenton and the surrounding area offer some of the best value for families. Del Tierra is a gated community of approximately 600 homes built by D.R. Horton. Braden Woods is approximately 500 homes on 600 wooded acres with one-acre-plus lots in the earlier phases, a clubhouse, and sports courts.

The Parrish corridor north of Bradenton is where most new family-oriented development is happening — communities like Cross Creek, Summerwoods, and Forest Creek offer new construction with family amenities at price points that are hard to match in Sarasota or Lakewood Ranch proper.
